If I book the Disney Dolphin Or Swan using a 3rd party, do we still get early entry to parks and 7 day booking window for lightning pass?

The perks are based on the hotel you are staying in, not how you booked it. I have booked even Disney owned resorts via third party and always had all the perks. The S&D specifically mentions the early entry and 7 day LL window on their website, so you would be entitled to both.

The only thing you typically don’t get are loyalty points if booking via third party vs booking direct (if you are a member of Marriott’s program).

To add on to PP besides no loyalty points, 3rd party Marriott bookings generally don’t give any status benefits (some hotels still give them but they aren’t required to).

Double check your price against booking direct with Marriott. Swolphin has a variety of discounts- AAA, teachers, first responders, APs, Seniors. Make sure the resort fee is included in your comparisons, if you have a car don’t forget parking is extra.

If booking through a 3rd party, my understanding is you can no longer discuss your reservation with Disney if some question arises. They will only talk with the party holding the reservation. Something to be aware of when making reservations whichever method you choose.

If booking Swan or Dolphin through a third-party, Disney isn't involved at all. Swan and Dolphin are Marriott properties. But, you are correct, you would have to go through the third-party booking agent to make any changes, requests, etc. Unless there is some major discount involved, booking through a third-party can become very cumbersome. It is so much easier to book Swan and Dolphin on the Marriott site or by calling the hotels directly.
