2013 Tree House Villas Points

Anyone want to run the numbers and explain how the THV at Saratoga can take such a huge hike while the others room type basically stay the same? There is a point or two reduction in some seasons for other room types but it does not appear to be nearly enough to offset the massive increases for the tree house villas. I understand the principle that the total number can not increase, but I don't see how that can possibly be true with these huge increases.

It's all in the numbers and averages.

There are:

360 dedicated 2 BR
432 Lockoff 2 BR (and so, potentially 432 studios & 432 1 BR)
36 Grand villas

but only 60 Treehouses.

It all has to average out. They're spreading the total extra points for the treehouses over a lot more other rooms.

60 THV units
792 2BR (lockoff and dedicated) units
36 GV units

A small decrease in all non-THV units requires a huge increase in the THV units.

13 pt increase in the THV units would = $780 pt increase.
1 pt decrease in all 2BR units (lockoff/dedicated) = $792 pt decrease

SSR is huge.

There are only 60 THV compared to 36 GV and 792 2BR villas (combination of dedicated and lockoffs)

So based on that total, THV could go up 13.2 points for each 1 point drop in a normal 2BR .

Looks like the price per night for a Treehouse increased anywhere from 5 to 8 points. To make up for that, it appears one to two points (depending on season) were trimmed off the GV, the regular two bedroom, the one bedroom, and even a studio. Guess I always figured this had to happen. Realistically, there's no way I'd be happy paying the same number of points for a two bedroom on the top floor in one of the sea of SSR buildings when I could have had a standalone three bedroom treehouse with outdoor grill and super close parking! I'm glad I got to enjoy three Treehouse stays while it was still in "bonus" mode. I'm still a little wistful, though...it always felt like you were "getting away" with something wonderful by getting 3 for the price of 2!

I'm glad we're getting a THV this June at "last minute" prices. This will probably be the last year we could afford it at our current # of points.

It makes complete sense to me. I have to say, I let out a HUGE exhale after seeing the changes. Only BLT and SSR saw changes. BLT because of 10 rooms switching from MK view to Standard (have to say good job as I hear those rooms had a crappy view for the points charge). To hear that you could get a THV for the price of 2 br seems odd to me.

The Treehouses are an anomaly...they have smaller square footage than a grand villa, the third bedroom is actually pretty tiny with just bunk beds (rather than the regular size third bedroom in a GV), and there are two bathrooms instead of three. They fall somewhere between a two bedroom and a Grand Villa in size and amenities, so it just took a while for DVC to make up the new pricing category. They couldn't charge GV points, so defaulted to the next smaller unit (the two bedroom) for pricing until they got around to the reclassification.

People who bought SSR for the THV have to be hopping mad. Disney use to hype the fact that the THV were larger than a 2 bedroom for the same point requirement.

This again proves that Disney will do what ever they want and if you feel that you dodged a bullet, there is always next time. According to Disney if a room type is in high demand, they will raise the point requirement.

I thought the total number of points could not change? If Disney raises points in one season/room type they have to lower it in others..keeping the total value of all points equal?

I just added up all the seasons for all the room types and came up with a total of 7,957 in 2012. The total I get for 2013 is 8,130. Maybe I calculated wrong, maybe my math is off...I hope so...because I am officially confused.

BTW...the one bedroom villas went up in points also for 2013. Actually, the choice season went up in all room catagories except the GV.

If someone who knows what they are doing more than me can explain this points difference, I would appreciate if you could explain what I might be doing wrong, or not understanding.

Yes, you have to multiply each category's total by the number of units in each category to get how many million points exist in SSR
