2004 Dues Statements for resales that close around Dec 03 or Jan 04?

just wondering what date the new Dues Statements will probably be mailed out?

also, when do we have to pay them?
are they due before 12/31/2003?
or can we pay them in January 2004?

Dues statements will be sent out after the board approves the budget at the annual meetings. They are usually received before the end of the year and are due by January 15 or your first trip in the new year- whichever is first.

They can be paid as a lump sum by check or credit card ... OR ... they may be paid on a monthly basis by auto-debit from a checking account. The auto-debit method incurs no extra charges (the total is just divided by 12 and that amount is paid each month).

another vaguely related question:
if i decide to put an add-on contract up for sale now... assuming that the sale takes about 2 months from start to close (so closing around 1/15/04).
will i have to pay the 2004 Dues early?
or will the buyer be billed for the Dues?

You would not have to pay it early. Likely the buyer would be billed if you were closed by 1 Jan. If the closing is later, you may have to pay the dues to actually close. Make sure your contract states who's paying what dues and have the closing company pay it directly if you're during the time when you already know what it is (mid Dec to mid Jan).
