Point info on resale listings

    On some listings I see it gives point info for 2013, 2014, and / or 2015...

    I understand that 2013 points would be considered "loaded"...right?

    2014 are what's coming this year

    But what about when 2015 isn't mentioned at all? Does that mean it's just not listed or that there aren't any points for that year? Some listings say 0 points but I'm talking about when it's not even mentioned...I guess I just don't understand why 2015 is mentioned in some, but not all, listings...maybe I'm reading too. Uh into that!:goodvibes

    If a use year that could not be accessed now to pay for a trip is not listed, you should assume that the full complement of points will be available.

    If it's possible to access the points, then if the points are not listed, you should assume a full complement is coming BUT YOU SHOULD VERIFY THAT BEFORE MAKING AN OFFER.

    Since we are now able to book time in 2014, use years 2013, 2014 and some 2015 use years are relevant (depends on the use year month).

    Not all brokers use the same "strategy" for listing contracts. You may have to call on any that interest you to determine the true status, and even then, there have been reports of mistakes made that aren't discovered until after the contract is submitted to Disney for the ROFR decision. That's rare, though.

    For instance with a December Use Year, members are just now in their 2013 Use Year and can't borrow from their 2015 point allotment for any stay earlier than December, 2015 - so there would not be a reason to list 2015 points since none are likely to have been used yet to make a reservation during the 2014 Use Year.

    If you see a February Use Year with banked 2012, banked 2013, all 2014 Use Years you can assume that all 2015 points are also available. If there are no banked points, no current points and no 2014 points, it means that the contract has been stripped (with even the 2014 points borrowed for a trip).

    If you have any question about the available points, you should always ask the realtor for clarification.

    It's possible for someone to have booked a vacation say for next summer (June 2014) and then had to cancel. When they made that reservation they may have needed to borrow 2015 points in order to make the reservation.

    When they cancelled the reservation those borrowed points from 2015 could not be placed back in UY2015 … they would have to be used within the 2014 UY.

    So, it's possible to have points available for 2014, but have 0 available for 2015.

    It's always very important to make sure the points are clearly stated in the contract you sign … don't assume the points are there for 2015 … make sure it's in the contract. Then if it turns out they were borrowed into the previous year you have the option to not go forward with the contract.

    Until Feb 1, all UYs are still in their 2013 UY so 2013 is the current UY. In fact the later UYs (Aug, Sep, Oct, Dec) are still in the first half of their 2013 UY.

    For an Aug, Sep, Oct or Dec contract to be considered "loaded" (meaning every possible point is still available), the 2012 UY points would have been banked into the 2013 UY, all 2013 UY points would be intact and all future points unused as well.

    For the early UYs (Feb, Mar, Apr, Jun) a loaded contract would have all of the 2013 UY points banked into 2014, all 2014 UY points intact and all future UYs available. There could be 2012 UY points banked into 2013 but for Feb and Mar contracts there would be very little time left to use those banked points before they expired.

    Most contracts are neither loaded nor stripped but somewhere in between.
