We are currently looking at villas.

Getting quotes from travel agents for Regal Palms, Tuscany homes and Highlands reserve. Really like the look of windsor hills but cant see to get that in our price range.

Any advice or experience of these areas would be appreciated. Thanks:)

We rented a four bedroom villa in High Grove/Clermont through vrbo.com. It was near the intersection of the 192 and the 27. Fairly quick access by taking Sherberth to Osceola Parkway - AKL area.

We stayed at Regal Palms quite a few years ago and we have also stayed in a few communities in the area surrounding Regal Palms and Highland Reserve. We really like the area. There is a Publix supermarket right near Regal Palms and Highland Reserve. In that shopping center there is an Applebees, a pizza place, and a chinese food place. Neither the pizza or the chinese food were fantastic, but not too bad either. Both communities are super close to the junction of 192 (1/4 - 1/2 mile) and 192 has tons of food choices and there is a Super Target on the West end. If you go 1/4-1/2 mile beyond the 192 junction, there is a super Wal Mart, a Kentucky Fried chicken and a Burger King. It took us 12 minutes to get to the gates of Magic Kingdom when we stayed in this area. We did leave fairly early in the morning though. I would imagine that it might take a bit longer around 10-11 am. We also used the Sherbeth Road shortcut that can be seen on the second map link I have shared below. There is a fairly new 429 beltway (toll road) that might make the ride even quicker from this area. Below I have provided two links that show some of the businesses on 192 in the area of where you would be staying if you stay in either Highland Reserve or Regal Palms (highway 27). You can see junction of Highway 27 on the first map and then the businesses that are on the way to the WDW. The map is older and probably not up to date. There are more businesses than are shown on this map, but I found them helpful in my planning. The second link is the same link that you will find at the bottom of the first map. We have been staying in Davenport for quite a few years. Windsor Hills is not in our budget and we have saved hundreds of dollars by staying a little further out and to me it is worth the extra 5-7 minutes.
