FIXED weeks????? Is that new????

Is that just for people buying into Poly???? Or is that something that is being offered for other resorts too?? I surely MISSED that.
 
Aulani and VGF have fixed weeks. I expect that all resorts going forward will have them as well.

Started with Aulani. When VGF went on sale, fixed weeks were offered there also.
 
it's funny how DVC started by selling people on "points are flexible" and "you don't have to stay a whole week" and now things are cycling back around...

Offering fixed weeks covers all potential buyers. Aulani was the start because fixed weeks are popular with Asian buyers.

I have to wonder if maybe the fixed week thing (in part) is being used as a "perk" for buying direct instead of the more economical choice of resale.

I just added on at the Poly this past weekend. Fixed week option was not offered to me. Maybe because I didn't buy enough points but it didn't even come up. Not sure if it's being offered there at all.

I am pretty sure that it is. I have heard some someone else they got a fixed week at the Poly - unless I am remembering wrong. It does happen - not often mind you - but once in a blue moon. :rotfl2:

Yes it is being offered at the Poly, many guides haven't taken the time to learn about the product so they don't offer it and/or your guide didn't bring it up due to the amount of points that you were interested in.

They are definitely selling fixed weeks for the Poly.

I don't understand why DVD doesn't promote the Fixed Week option more. The DVC Quick Reference Guide (Username: Welcome; Password: Home) has the PVB point chart and a price chart, and even a brochure touting the features of the resort. But there is no mention of the Fixed Week option, much less the Fixed Week price chart erionm posted in this thread. Even the DVC website or the Members' website has scant information about Fixed Weeks.

The Fixed Week option isn't for everyone, but there is a segment of the membership that can find it quite attractive because it fits into their vacation lifestyle.
 
Perhaps DVC doesn't really want to sell it but will bring it up if one of the reasons to not buy is not having fixed weeks? A little strange to create a product and not sell it but if I were DVC I'd rather try to sell 150 or 160 points instead of a fixed week. Points are also the product they are more comfortable with I'd imagine since that's all it was until Aulani.

It beats me why DVD doesn't put more effort into advertising the Fixed Week option. It doesn't cost DVD anything extra to sell a Fixed Week deed versus a traditional week deed. In fact, both the Guide and Disney could possibly gain a bit more by selling a Fixed Week deed. Case in point: Someone plans on staying at VPB the first week in December in a Standard View studio. The point chart shows that week costs 118 points, so they buy a VPB deed for 118 or 120 points. But a Fixed Week deed for that same week costs 130 points. The Guide would make commissions on an extra 10 or 12 points if the buyer decided to get a Fixed Week.

Disney gains because if the owner actually uses the Fixed Week, the extra 12 points contained in that deed goes unused by the owner, which means that somewhere in the DVC system 12 points will fall back to Disney. Twelve points doesn't sound like a lot, but if all Fixed Week owners used their Fixed Week (highly unlikely) and DVD sold the maximum of 35% at PVB (even more highly unlikely), it could result in an extra 140,000 points each year floating around the DVC system that will eventually fall back to Disney.

I'd hate to think DVD Guides aren't discussing Fixed Weeks because, well, we never sold Fixed Weeks before so why should we start now?

Fixed weeks can be resold. There just aren't that many on the resale market.

Some guides are using it this way. We toured the GFV model in Oct 2013 and when we mentioned that we had been looking at resale and were much more comfortable with the prices, our guide mentioned fixed weeks. We had mentioned a specific period that we like to visit and she seamlessly took the opportunity to suggest it as an alternative to resale. I've done sales for over 20 years and any aggressive salesperson will always use added benefits to overcome objections

I wonder if DVC thinks too many "regular" customers would run away at "Fixed Week" talk, so they've told sales people they will only be successful if Fixed is brought up to counter a specific objection?
 
Fixed week is more of a "guaranteed reservation" than a traditional timeshare where you're always in the same unit for the same week each year. Members who don't want to use that specific week during a particular use year can opt out of their fixed week and use their points the same as any other DVC member for that year. Opting out is just as flexible as cancelling any other DVC reservation.

For someone who wants to regularly stay at a very popular time of year (Christmas, for example), the fixed week is a way to avoid the nail-biting wait for Member Services to open on the morning of the 11-month mark, only to find that you have to go on a waitlist. Whether the extra points for the fixed week is worth this benefit is up to each buyer to decide.

While there is a premium to buy the fixed week, another benefit is that the points required for your vacation never change. Even if Disney reallocates points on the point chart for the resort, the member's reservation for that week is always the number of points specified in their contract.
