BWV Prices

    I see fairly recent avtivity of BWV points going through at ~ $55 a point, some loaded with points. Where are these being listed. I've been watching for a few months and haven't seen asking prices much under $65-70.

    There was a 175 point contract on DVCbyResale about a week, week and a half ago that the asking price was $55 a point with 103 points from last year...I wasn't able to move fast enough on it....Grrrrrrr !!!

    I made an offer on one today that was listed for $65/ point. I offered $58 and they accepted. June use year with all 2011, 2012, and forward. I pay closing and they pay maint. 2012 maint:)

    Correct. Seriously you can get like $10 a point off in offers sometimes depending on how long the property has been offered up.

    Thanks....I was really happy to stumble upon. Hope they are only paying attention to OKW and it slips by ROFR:)

    Nice deal. I wouldn't worry about ROFR. The ratio of deals that actually have a chance of being taken to the level of hysteria about said deals being taken is astronomically disproportional. You'll be fine. :)

    Seriously, look at the ROFR thread, Disney isn't interested in BWV contracts. And your price isn't low enough to snag Disney's attention. Take a deep breath, your contract will be fine.

    Which illustrates the point others have made -- asking price is just an illusory starting point. You can offer whatever you want and the seller can decide whether or not to accept. Sometimes they'll accept deep discounts, sometimes not.

    Knowing how long a contract has been up for sale is helpful. In the past, I have created a spread sheet to track contracts, how long they have been posted and any price changes. If one is patient, it is possible to find a contract that is fully loaded but noted as such becuase it has been listed for a long time. The buyer may be willing to take a low offer just to get rid of it.

    Patience and making lots of offers will pay off in time.

    The only thing that can throw a wrench into these plans is the seller having a loan to pay off, so they are just unwilling to take a low offer because they don't want to bring money to the table.

    Most certainoly true. That is why the more offers you make the better your chance. I recently bought an AKV contract. I probably made 7 offers. Then I get a call from the broker that one of the first contracts I made an offer on was willing to work something out. Again, patience and lots of offers.
