Buying into DVC

Hello, considering looking into DVC when we are at WDW. Just looking for some info as in what to expect, also how much up front do you need to pay...ish. Do you get the finance over there? I haven't got a USA bank account etc. Sorry if I seem a bit dim just need info so I don't go in blindfolded

Not knowing when you are going, plan on collecting info but do not buy during the first meeting.

Between now and when you go start reading this section of the DIS. When you get home after your sales meeting, read some more and ask questions.

There is a lot of things that you need to know before you buy and knowledge can save you thousands of dollars.

TOTALY AGREE!!!

1. How often do you go to WDW now?
2. How often do you plan or even think you will go to WDW in the future?
3. How often do you anticipate actually having the time to go in the future?

IF you only go and can only go and anticipate only going once every three years it may be cheaper to get the deals on rooms and dining plans advertised each year. However no one knows how many more years Disney will continue to offer these discounts. Dining for free is a great cost savings.

You can get 200 points and bank and borrow them to go once every three years. That way would be a cost savings for the rooms. Good rooms as well.

Keep in mind that the DVC cost is for rooms only for the next 50 years. Anything else is cost to you out of pocket. DVC Members do get some perks but you have to pay for most of them as well. No free tickets or dining plan. You have the upfront cost to buy in plus the annual dues you must pay to maintain your membership.

If you don't understand the numbers once you have taken the tour then get someone that is REALLY good with numbers to help.

The cost of getting a loan through DVC has become more expensive than past years. It doesn't appear that you can purchase without a downpayment of 10% or 20% depending on your credit rating. Below are the purchase pricing article and financing article from the dvcnews.com.

Financing a Disney Vacation Club purchase through DVC recently got a little more expensive.

Disney Vacation Club has increased its finance rates on most buyer classifications. Rates vary depending upon the amount of downpayment and credit-worthiness of the buyer. The chart below illustrates the previous and current rates for each category:

Standard, 20% down 12.5% 14.5%

Buyers who enroll in the automatic payment program and agree to have funds Direct Debited from a U.S. Checking or Savings account will receive a 1% discount on the rates above.

Rates are for a 10-year loan with no pre-payment penalties.
