Average Price Per Point

Thank you - we absolutely love AKL and we live resort hopping, so staying at AKL for 4-5 days out of a two week stay would make me very happy - we will look at SSR. What about the cost efficiency of OKW? Should that be a possibility as well for us?
 
OKW has a closer end-date (2042) versus SSR (2054) and AKV (2057). OKW has rooms for fewer points, but they aren't too difficult to book. The maintenance fees are what you need to pay the most attention to. In 10 years, you'll have paid more in maintenance than you pay up front. SSR has the second lowest maintenance fees, and is almost the cheapest up front.
 
I saw that you got an absolutely GREAT price at AKL - that's exactly what we want to pay! We'd love anywhere from 250-300 points with points we can use this year as well. I absolutely love AKL and could live there - it's my sanctuary :-) thank you for the quick response and all of the info - I hope to get a deal as good as yours. By the way, did you have points you could use right away when you got it at that price?

Yes, we got 300 points from 2014 as well as the full 300 points for 2015 and onwards :)
 


I just became interested in DVC in the past few months and this one month-over-month change won't give a good indication of the trends. We can speculate and I would say that declining number of years may have something to do with it. Maybe having the Polynesian becoming DVC has an impact as well? I plan on doing this each month to see what sort of trends emerge.
 
I bought a Feb BLT with all banked 2014 points in October for $105 per point. I thought I'd overpaid, but looking at resale prices today. Wow! I made out like a bandit!

I have sold in the last month several BLT contracts (50, 100, and 125 points) that had a premium on them. I believe the market needed to go up due to supply and demand with few contracts for sale and high demand for BLT.
 
Also you need to look at points per contract bc smaller contracts demand higher prices. A 60 point ssr contract was scouped up on me for over 90 per point.
 
And remember, these asking prices are just that, asking prices. The real prices are those which closed, and those are less than the asking price.

I do - I have the details on each and there are some that are still lingering from February that have come down in price. I'll keep watching those to see how they trend.

Absolutely, but I don't have access to the final sale price. I would assume they would be slightly less than the asking price, but would still move in conjunction with the property.

On a side note - anyone want to take a guess on when we'll see the first Poly membership hit the resale market?

That is true for some contracts, however, all the BLT contracts I have sold (8 so far) have gone for full asking price which is what I have stuck with since I am not desperate to sell. Yes, you cannot tell for sure, but buyers are paying full ask on many contracts right now sometimes within hours of posting it.

In my limited 3 month analysis, BLT has had the greatest price increase (10.32% since Feb), so I don't doubt at all the fact that you're able to sell at full price. If this kind of increase continues @ BLT and the Grand Floridian prices continue to slide (down 2.47% since Feb), there could be price parity between the two sometime this summer or fall.

I think your sample size is too small. Other sources put the average listing price for BLT at $115.

Oh - there's no question that this isn't a valid sample size. I'm only looking at 7 BLT properties listed for sale on one site out of 157 total properties for sale. However, that's the current average on that site and it's up over 10% in 2 months.

Biggest change is Boardwalk Villas. Only 3 properties listed this month, but the average is now $110, a 34.49% increase since Feb. Next biggest increase is Wilderness Lodge, now averaging over $88/pp.
I would think the Wilderness Lodge increase is due to the proposed expansion? Not sure about Boardwalk Villas, I'd like to hear your opinions.
