Higher Resale Prices?

Alot of people keep referring to the higher resale prices as a bubble? So that means you think that prices will drop? To me it seems as if higher prices may be here to stay especially as Disney hotel prices continue to climb and with the announcement of the expansion at DHS. Why do you think that this bubble will burst?
 
I do not agree that we are in a bubble, however, we definitely went thru a recession when priced dropped significantly and some like VB and HHI never recovered.

Before that time, resales prices were about 15% less than buying direct.
 
The resorts that have a 2042 end-of-life date, resale prices will have to drop at least by 2035. There will not be enough time left on the contract to recover/justify the current higher prices.
 


I still firmly believe (read: hope) that they are going to offer an extension for the 2042 resorts.
DVC already has offered (OKW) and I turned it down. I will be lucky to be standing upright when 2042 gets here.
 
I think as long as the U.S. And world economies do not go back into major recession the only way is up.
 
Should we start placing bets on what the price will be on the new Wilderness cabin points?
 


They have gone up very high very fast but I think it is all directly related to the direct prices. Prices have gone up 80% or so in 5 years. In turn resales have as well.
 
Just bought 100 BLT at118 per point. In jan they were 100 per point....if only I had known!
 
Yes, I was going to say $175, but $180 maybe I can believe, lol.
:crazy2: wow! That would be good news for my contract unless of course we will be separate DVCs and not combined. I am anxiously awaiting to hear whether an extended contract will be offered to cruet owners.
 
they need to be very careful on how the price the new wilderness i dont see how they can be more then poly its not a monorail resort and its close to to MK but far enough for a bus or longer boat ride. location wise to me its not much different then AK with out the animals or OKW and SSR.
 
It will be $165. Just like GFV, Jult like POLY. I can't see them pricing a non-monorail resort any higher.

I agree with this I think VGF and to some extent the Poly are premium resorts tat they can charge the highest prices for. I can't see them getting away with charging as much for VWL.
 
Or, I might see them starting sales at a bit lower, say $155, just so people don't freak out that they're charging the same as VGF and PVB, and then gradually raise the price to even higher over a couple of years, claiming inflation, lol.

I guess another interesting question would be what the points chart will be, whether they will structure the points per night similar to the current VWL or will it start out higher and go astronomical with the cabins.

I think there is a huge difference in location compared to AK, SSR and OKW, you are a boat ride or 5 minute bus ride. very close to MK but I agree that not being on the monorail should price it less than Poly or GFV just like it is now for the resort rooms. We just stayed at AK this summer and it the bus to MK was about 45 minutes.
 
Maybe, but the rack rates for Wilderness Lodge and Animal Kingdom lodge are similar. I think they are fairly equivalent in most people's minds.

It's Animal Kingdom Lodge, not Magic Kingdom Lodge. ;) How long was the bus ride to Animal Kingdom? Probably as short as the boat ride to MK from VWL.

Have to make sure to compare Apples to Apples - even if you prefer one variety over another...
