Poly DVC rooms sale

No sure if this has been discussed but I noticed there is a sale going on for the Poly DVC rooms- 35% off for standard view studios and bungalows if you are a Disney Visa holder.

Is this a sign that booking is down for Poly?
 
There is a lot of Undeclared (Developer) Inventory at PVB. DVD can do basically anything they want with the inventory they still own.

Would there be any bungalows undeclared? That makes sense for the studios but I would be surprised with the bungalows then.
 


DVC could book all 20 bungalows on points if they wanted too and then when those points are totaled up restrict the number of studios that are booked with the remaining points that have been declared. Or they could do the opposite, book all studios using DVC points and use the bungalows strictly for cash reservations. But most of the time I expect they base it on the declarations, until they figure out which rooms are more popular with the membership.
 
I have seen the term DVD before.. What does it mean?
DVD stands for Disney Vacation Development, the component of The Walt Disney Company that designs, builds, and actually owns the Disney timeshare resorts.

When a new Disney Vacation Club resort like the Polynesian Villas & Bungalows is offered to the general public, it is DVD that is actually selling the real estate interests to individual buyers. As is its custom, DVD initially declares only a part of a resort for sale and use by DVC members. In PVB's case, DVD has declared about 40% of the resort for sale, which also means that DVC members can book up to 40% of the resort using points on any given Use Day. As sales progress, DVD will make further declarations for the DVC inventory until 100% of the resort has been declared.

DVD legally owns the 60% of PVB that has not yet been declared for the DVC inventory. It also owns all points that have been declared but not yet sold to the public. DVD can use these points however it desires, such as offering cash reservations, marketing, or whatever other use it desires.

It doesn't surprise me that DVD enters into agreements with travel agents, companies, or even Visa for block bookings of rooms that it owns.

Didn't they just complete construction on the standard view rooms which completed the room construction at the Poly? Also, isn't it the standard view rooms that are near the pool construction site?

So they have additional rooms to rent in a construction area, that's why they offered a 35% discount.

I would say that there might be a good chance that Disney will be discounting these rooms well into 2016. Do you just have to pay the deposit with your Disney Visa or the whole balance?

I don't understand this comment. While the villas and bungalows belong to the same resort they are separate categories and each category has separate declarations, I can't believe that one category can over book and subsequently reduce another category's inventory.

There are no 'separate' declarations for each booking category. So far, there has been only one declaration for PVB that included bungalows and Lake View and Standard View studios.

When DVD makes a declaration for a resort, the key factor is the percentage of real estate interest that is declared. The initial PVB declaration included 40 Residential Units, which account for about 1,646,116 points, or 40.82% of PVB's total points. This means that on any given Use Day, DVC members can book up to 40.82% of the resort using points.

It's ABSOLUTELY a sign that the Poly is currently in trouble. If you ran WDW - would you do a deep discount on a POPULAR destination, just because you were a nice person? :). Wait for escalation .... next will be GP, FOLLOWED by AP deep discounts. But JUST for the Poly.

I thought the declarations are in fact separated by type, but there is a clause in the legal terms that allows them to substitute declared and undeclared inventory as long as the points balance out.

All DVC resorts have a Reciprocal Use clause that lets DVC members use undeclared inventory in exchange for DVD using declared inventory. Its because of the Reciprocal Use clause that DVC members staying at PVB could be assigned a studio in Pago Pago or Tokelau even though only the studios in Moorea have been declared for the DVC inventory.

Okay, I think I misunderstood your post. There aren't specific declarations for each booking category, but the declaration includes specific units that correspond to booking categories. With the reciprical use clause, they could allow a different proportion of categories to be booked than have actually been declared, right?

Hmmm interesting. I know there are threads etc that people report monthly DVC sales/closings and how it is trending, have not looked at it recently. I had thought discount was due to a couple of factors, 3rd DVC building being completed so more total inventory available, continued construction which seems to be causing some to wait till next year to book at Poly.

Right, with the 3rd building now done inventory might be high, plus the construction. I do hope there are some real good deals to be had in early 2016.
