How does Disney decide to exercise ROFR?

I am on the waitlist for HHI Sept use year. I have seen several resales with Sept use year sold the last couple of months. Does Disney exercise ROFR when they have people waitlisted to buy same property direct from them? Or is their ROFR determined solely by price point ? Do we actually know how Disney determines to use ROFR?
Trying to understand how this whole process works. Thanks!

It is definitely affected by price, but also considered is a waitlist for a direct purchase. If the price falls below DVD's threshold ROFR would be exercised regardless of any waitlist and I believe they may also have a different (and higher) threshold for waitlisted contracts. However, that does not mean that the waitlisted contract would automatically meet the higher threshold price. DVD seems to have some minimal profit that needs to be met to exercise ROFR for the waitlist.

Basically, no clear explanation regarding ROFR has been offered by DVD. In the past, DVD has also offered to buy back contracts from members wanting to sell - but on a case-by-case basis - and at a much lower price than the member could expect to make from a resale.

Yes. Without wanting to get into a discussion about it ,we are one of those family's that decided that for us ,we wanted to buy direct from Disney.
 


Two questions:

1. If you are interested in vacation lodging at Hilton Head Island, why DVC?

There are dozens of other timeshares at HHI, including some fine ones which can be purchased for far less than DVC.

2. If you are interested in visiting Walt Disney World, why HHI?

Owning DVC HHI, you will not have the early booking window anywhere at WDW -- which will make it difficult to get a reservation many times of the year. Plus the HHI annual dues are pretty high.
 
A little more information about our situation- we already own at DVC HHI, but it is a small contract and we want to add another 100 points so we can travel there more often. We also own at OKW and BCV . We currently have a total of 400 points, but with yearly trips with extended family(kids and grandkids) we use them up quickly.

Ah, okay. Makes much more sense now.

As far as ROFR logic, that's an oximoron. The ROFR price is actually a combination of price point and the results of putting chicken bones, seeds, M & M's, and three species of grass leaves in a hollow coconut, shaking them up, scattering them, and then interpreting the results.
 


Don't forget the gummy bear...he's critical.
 
After 7 weeks on the waiting list for 100 HHI Sept points direct from Disney, I called my guide and asked about other use years. Less than 48 hours later , I received a call offering me 100 HHI Oct use year ! Within two more days I had the points and could make my ressie for next May. So happy!
