For those who have sold, how long did it take?

I have a June use year and was never deprived of any trip I planned for in advance. Those of us looking to add-on will be looking for our same use year, I don't see any issue otherwise.
 
Yes, we did use all of our points for 2014- or I should say, we are using. We have a room booked for this June. I was thinking about cancelling it, but I promised DD we would stay one more time at BLT before selling it, so I can't cancel.

I am surprised your listing does not indicate the delayed closing date. With your pending trip, you are not able to close until that is complete. You may want to make sure that Timeshare store aware of your June trip. They usually will indicate if there is a delayed closing in the listing, since it is an important piece of information to provide potential buyers.

It was in there when we originally listed, but they just recently removed it because it takes 8 weeks ( or longer) for closing, and we are past that point right now.
 
I think you right. School spring vacations in the northeast are in April, so it works out well for us folks. What do brokers charge for their commission?? If we buy GFV , will sell 100 BLT points first.

When we listed our properties last week they (TTS) were charging 10% on special. Not sure for how long 12% is their norm.
 


Last week I listed 150 BWV points on TTS and it sold in less than a day. Now the wait for everything else especially ROFR.
 


Took us (back in 2009) about 4-5 months to sell our OKW 150 points from listing to closing/ROFR. We also had to drop the price too and it was a stripped contract. Only had 8 points in that current 2009 year.
 
Question to sellers....can you only sell the original contract in its entirety? Or if you bought a 200 point contract but want to sell only 50 points, is that possible? Just bought my first small contract so not thinking of selling, but if I add on and find later it's too many points, just want to know what my options would be for permanently unloading them.

Or, is the only solution to rent or transfer unused points yearly?

yes.

nope.

if you add-on, you can sell the add-ons (or the master contract) independently. you just can't break up an individual contract after you buy it.

that's probably the best solution if you didn't buy in pieces in the first place (which gives you more options later but it is more expensive.)

No, you cannot subdivide your real estate interest in DVC. You have to sell all or none.
 
When we bought our BLT direct from Disney in 2009, our guide insisted we buy 2 separate 160 point contracts. I didn't understand at the time. I bought them with my husband now, who was just my boyfriend back then, and I thought he made us buy 2 separate contracts because he didn't think we would end up married lol. But I'm now thankful incase we decide to sell half our points!

That was a nice guide. Ours also encouraged us to start with the minimum (I think she could see I was stunned we were purchasing :rotfl2:). The better half told her right off we were interest in BL but it wasn't for sale yet - even what we purchased, AK, wasn't usable until the following May so they gave us developer pts at SSR. Then she called us the next December and we purchased some BL - once again she encouraged us to take the minimum to acquire the incentive. This to me is a guide who understand her customer and wants to retain them for DVC's future purchases.
