Disney Springs affecting SSR resale

As an owner at SSR, I've been been watching resale prices at SSR, but also at the other resorts where we may be interested in adding on.

Previously, SSR compared in price to OKW with contracts in the $70s and some down in the $60 range. Over the past couple months or so, the price for SSR has seemed to stabilize around $75 for many of the contracts.

This compares to many of the VWL and BCV points that are selling around that same mid-$70s point. This is somewhat surprising to me as I would expect that based on supply alone the price point for SSR would always be somewhat depressed compared to these other resorts.

Do you think we're seeing an impact from all of the Disney Springs information that has been on the internet, or do we have an anomoly and the prices will return to be previous pricing lower than VWL and BWV? When we were looking at adding on about this time last year the difference between SSR and VWL was $15-$20/point. Now I can get a non-stripped VWL for less than some of the SSR resales.

Thoughts?
 
Could be many factors at work here, but one of them is the end date of the contract. SSR goes longer than many of the other resorts. That can help stabilize the value.

Disney is doing a lot more of ROFR of the cheapiest resorts (SSR, HH, OKW and even AKV now) in order to rise the prices.

I think that's kind of my point. There were always so many SSR points available for a low price and could be purchased to use at other resorts. However, with VWL as low, or lower in price, right now I'm not sure it makes sense to buy SSR for that purpose anymore.

Of course, because of number of points, maintenance costs are spread over a larger base which keeps these costs a little lower and that may be part of it.

I'm just not sure what changed as this wasn't the case previously. There was a time when I would have taken a significant hit on my SSR points and based on recent prices I'd make out pretty well selling.
 
There are ebbs and flows in the resale market and resorts that will get a build up of contracts on the market and then reduce again. However I have not noticed the same thing that you have and see BCV contracts are much higher than SSR. From my observation most resorts has gone up approximately the same (BCV a little greater increase) in the past 6 months or so. VWL and BWV are lower than BCV and more similar in pricing to SSR but overall the trends are not much different between resorts than they have averaged in the past 2-3 years. Personally I don't thing Disney Springs is having any affect on SSR.
 


I think it's a combination of reasonable dues, length of contract, and Disney Springs doesn't hurt. I sold or gave to my family all of my other contracts and now only own SSR. Since I've gotten older, I prefer the quieter DVC's on the golf course with lots of green space - SSR and OKW. :) Since OKW has mostly 2042 ending dates, I considered SSR the better deal financially overall. We paid $78 a point on the last contract we purchased (90 points).
 
At the moment Disney Spring is just a lot of walls everywhere at Downtown Disney. I don't think it has an effect... yet.
It's difficult to predict is it will in the future, but everything will depend how successful it will be. I've read many fine dining restaurants chains are talking with Disney. What will happen if Disney Spring will became as popular as Epcot for dining? Being able to walk to DS from SSR might became as popular as being able to walk to a park.
