Hi

When buying resale does the buyer usually pay closing costs or the seller? I know everything is negotiable but thought I read from someone that the seller pays.
 
Seller (oops, yes, buyer) is expected to pay price per point, closing costs and annual dues for any points remaining in current year. All that is negotiable and some folks do get the sellers to pay closing costs (I once bought a contract where we split CC with the seller).
 
Pretty sure Buyer was intended instead of Seller. But anything can be negotiated. Those things can add up too.
 


Anything can be negotiated - we offered LOW $/point and no closing costs or MF - ended up paying the closing costs and the maintenance fees on the remaining points in the year (generally fair, I think) - on a 175 point contract the closing costs worked out to be about $3/point - but the sellers accepted the low $/point - the ONLY thing that should matter to the buyer is "how big is the check" you need to write at the end of the process - didn't matter to us if it was cc or a couple more $/point.
 
Anything can be negotiated for our first contract, seller paid closing and we paid maintenance for our second contract we paid both closing and MF

The neutral position is seller pays commissions, estoppel letter and buyer pays closing, applicable maint fees (tricky with DVC), and title insurance.
 


"Usually" or customarily buyer pays closing costs unless negotiated differently. I have purchased several contracts resale and have always negotiated that the seller pays closing costs. As you say in your original post "everything is negotiable".

I've bought a few contracts via resale and it was different each time. Mostly, the seller and I split the fees. I thought that was fair.
 
I've only ever used Fidelity. I'm curious to know what your experience will be with that company.
 
Have not used them for a purchase yet but Rachel left Fidelity and started this as a new option for resale purchase. Rachel was very pleasant to work with while at Fidelity.

I used Timeshare Store. They were ok but seemed to be slower with closing than Fidelity (at least from what I read on the boards). TSS seems to have lower closing costs from what I have seen). I called / emailed a couple before purchasing to see how comfortable I was with them.
