Buy new contract from DVC or resale

So what are the pros and cons of new contract VGF and AK or buying a resale. I want to stay at SSR when we go. I'm not too worried about having the 4 month booking advantage there (don't figure I need to be anyways as we always avoid leak times)

If you're wanting to stay at SSR, I would buy there. You can book other places at 7 months. The only real advantage to buying Direct is if you HAVE to have Grand Floridian (Like we did).

Otherwise, I would suggest resale. The only thing you lose out on is the Disney Collection and DCL.

Buying direct is definitely more cost per point, but you will get your points immediately and no limitation on the points.

Buying resale is less cost per point (for the most part), but you will need to find the contract you are happy with, put an offer in, go through ROFR and then it takes time to get the points in your account. There are also some limitations on resale points.

Direct:
* Able to get one of the new resorts
* Biggest difference is that you can use your points for non DVC properties (like Disney Cruises, etc...). Search the boards for details on what a resale property can't reserve, but consensus on these boards are that these aren't a good value for the use of your points anyhow.
* You could get an SSR contract direct from Disney if that's what you're interested in. I believe that this would be cheaper than AKV or VGF.
* You can determine the size of contract, home resort, and contract month.

Resale:
* Cheaper (do the math - this is the reason that most people select resale over direct).
* Resales exist for all resorts (minimal for new resorts though)
* Limited to contract size/location/month for contracts listed

This is a very basic question that you should understand regardless of which way you go. I would start by requesting the DVC information packet online to get the official information that they send out even if you plan to go resale. Read up in this forum for additional information. Educate yourself first before you make a move. Good luck.

Buy where you love to stay, if you love SSR buy there via resale.

:earsboy: Bill

I would also advise you to buy resale at SSR. Reasonable dues and a 2057 end of contract date. That you want to stay there anyway is just icing on the cake.

If you want to buy direct buy VGF. I would not buy AKV direct since you could pay $145pp today and if you had to sell tomorrow it would only be worth half that on the resale market.

What is disney collection ? And are you saying that resale points can't be used on disney cruises?

A little off topic, but also be aware of the length of the conract. Each resort has it's own end date. THat does not matter how (direct or resale) or when you buy it. So if you are doing proce comparison between resorts, remember that fact (as well as the points required for room types).

OKW does has two different end dates since they offered a 10 year add on.

Direct price from Disney for SSR is $130/point. (You don't have to buy at VGF or AKV. Disney has points available at SSR.)

In recent months, SSR resales have been averaging under $70/point.

Currently, SSR is plentiful on the resale market; 132 on the 6 most popular DVC resale websites.

If you intend to stay at SSR, then buy at SSR. It has a low resale purchase price and annual Maintenance Fee.

It was a 15 year extension, from 2042 to 2057.

Disney Collection is Disney Resorts that are NOT DVC. A current example would be like the Polynesian. Yes, you CAN NOT use resale points on Disney Cruises.

You could rent out your points and pay cash for a cruise which would probably be cheaper in the long run. BUT, you could not go on the Members' Cruises which usually happen in Sept (prime hurricane weather) with resale points. You have to have direct points to go on those cruises.

Cruising on points requires a lot of points.

I would add a few positives I experienced buying an add on direct

1. Immediate access to points and the points were not depleted. I added on to my June use year in July 2013 and received the 2013 points within a week or so.
2. Comparatively the closing costs were less with Disney.
3. I used my Disney Visa and got 6 months at zero % financing and I will be able to pay the debt off with no interest charges. And I earned Disney Reward Points on the spend.
4. Smooth easy transaction, no weeks of waiting to pass ROFR.:cool1:

IMO it's a no brainer if you want SSR mostly anyway for purchases of 50 or more points. You lose nothing of value compared to direct and the cost difference is dramatic.
