Any SSR contracts getting through lately?

Currently waiting on accepted offer for SSR. Just curious what contracts have made it through lately? Ours was for 175 pts at $55 with feb UY. All 12 13 and14 pts.

That is a great deal and in line with what I was seeing a few months ago. We had one get ROFR'd in February at 150pts at $58 wtih all 12, 13 and 14. We then had one pass that was 160 pts at $62 with about 30 points for 12 but all 13 and 14. The main difference between the two (besides price) was the UY and the amount of 2012 points. Keeping my fingers crossed for you!

Buyer pays closing, 2013 MF on all 160 points, and admin Fee

We really thought this was a goner given all the ROFRs lately.
 


I think there is an artificial bubble and a perceived higher rofr then there really is.... According to a few threads with rofr data there is no significant increase and about 90% pass rate. Don't know why people are panicking and offering more than asking and getting so caught up in this...

We really thought this was a goner given all the ROFRs lately.
That is awesome! Makes me feel a little better about our chances.

Ding, ding, ding! Someone finally gets it. You shouldn't try to outspend ROFR. There is nothing that says price is the main factor of ROFR. Pay what you believe the value of the contract to be and keep trying if it doesn't get through. ESPECIALLY for SSR, there are too many fish in the sea.

Those same ROFR data threads state that ROFR data is reported when deeds close. So as you will see in the next couple of months, there is nothing "perceived" about the increase in ROFR activity. That being said, your assessment of how to react is spot on. There is a lot of hysteria on these boards, so I appreciate the occasional voice of reason.

We passed on 4/15!!!! 50 points feb uy at $79 point. Higher than other contracts but worth it in the end. Sent to ROFR on 3/21.

Found out today that we passed! Was a long 26 days but very happy we made it! Buyer pays closing and seller pays 2013 maintenance fees. Left that out of initial post.
