At the Poly right now where I joked with a boat captain about Poly DVC. He wouldn't bite, but then mentioned that cast members do not know what the current room renovations are that are in progress. He thinks its a POLY DVC ala AKV style when they renovatedthe animal kingdom lodge into Jambo House.

I don't think so. It's too soon, IMO. They still have AKV & Aulani to sell and the GF DVC isn't even available for sale yet.

Tikiman, whose Poly contacts and knowledge run deep, says we're at least three or four years away from a Poly DVC.

...which lines right up with what might be a pretty likely selling window for GFV.

Besides, it was just a boat captain. However if it was a bus driver, we it would likely be true :lmao:

Carol, do you think Aulani would be a concern for determining WDW sales? While it is an open resort, I'm not sure DVD would consider it with the same sales weight for opening a new DVC resort due to location and clientele.

Only to the extent that they have a lot of capital tied up in the project. I have to believe that the decision makers want to see some of that returned before they pour more in. Disney undoubtedly has many options to invest their money -even a profitable division isn't going to get carte blanche.

That's a good point. On the other hand, the P&R Division overall has been on a huge spending spree lately: DLR got its billion+ makeover of DCA, DCL has two shiny new ships (at about a billion each), and NextGen is nearing the end of its development stage (reportedly, another billion.)

There are some rumored/announced/beginning developments in the works for WDW (Avatarland @ AK, maybe Cars at DS), and elsewhere (Marvel at HKDL; the Shanghai resort), and Iger is on record stating that capex for P&R is going to be cut back. But, still, they've got a lot of headroom left over to develop another DVC resort if they want to.

The rumor when they built Kidani was that every deluxe hotel will eventually have a DVC option other than Yacht Club since it is associated with Beach Club

everyone blew this off but when they announced BLT and then GF it seems like it will happen

There was also a rumor of a Fort Wildnerness/River Country DVC. Someone even posted "secret drawings".

A few things to think about.

GFV is a small resort, stand alone building which costs DVD more money to build.

The Poly if converted would cost less initially and would fast track a DVC there. AKL was never fully booked so it made sense to give up the rooms to DVD, that's not the case with the Poly.

DVD/DVC has new management who is probably eager to prove their worth. This usually means that some things will change soon.

Don't forget to ask the boat captains about the black squares on the face of the Dolphin and Swan.

A DVC at the Polynesian is just a matter of time, but I do not think they will retro fit the existing buildings.

At AKL it was a situation where that resort never reached maximum occupancy or even to the level acceptable.

That is not the case at Grand Floridian or the Polynesian.

Beside when they build it I expect they will do something unique. ::yes::

I would actually think its more like 4-5 years. BLT opened in Aug of 2009 so that's 4 years since the last DVC building.

Personally I think that Poly might really be 7-8 years out and here is why.
1. I don't think Disney will add another DVC to the resort Monorail line just yet. Unless GF sells out faster than anticipated.
2. DVC actually gets more requests or I should say questions about Poly over GF and that is why they are building GF first. TDO feels that is they build Poly first they might have less demand for GF.
3. I have heard that TDO whats an entirely new resort built but it all depends on the economy and room occupancy rates in the next few years. The rumors of a resort between WL and Campgrounds were put on hold because of the economy.

This information I have is about two years old though so things might have changed.

I'm still waiting for another DL property. It seems like they could tear down the Lion King lot and build a dedicated DVC property there, especially with the Toy Story lot off and running now.

Yeah... I wonder whatever happened with that.... haven't heard a peep in over a year on this.

There's a rumor that they are going to build a DVC Tower next to DLH, between DLH and DTD.

I would love that. Our trip last year was fantastic.....and the only time we'd ever been to the west coast. I would love to go back again in the future and stay DVC style....as long as the points requirements come down compared to VGC.
