OMG!!! Am I really even thinking about this??

Congrats and good luck!!!

I have an update from our house:
DH and I have decided to buy into the DVC!!!:dance3: We want to buy 120-130 points at about $60/point.

We are learning towards SSR. I like that it seems to be a more 'adult' resort, is close to DTD and has a queen bed w/ sleeper sofa rather than 2 queen beds in the studios. It is also seems to have lower MF's and the contracts are good until 2054. The themeing looks nice.... kind of a relaxed-formal. I'm not super thrilled about how big the resort is and I would want to have a rental car with us for stays there.

We are also looking at AKV. Again we like that the contract is good until 2057. Animal Kingdom is one of our favorite parks. We like Boma and the fire pits around the resort. I don't like that the MF's are a little higher.

We have looked at OKW best don't really like the color palette used in the rooms. I like BWV and would love to be close to Epcot but we're a bit hung up on the fact that the contracts expire in 29 years.

So, I have a bunch of research to do and decisions to make. Good times ahead!

OKW is the only resort at WDW that has two queen beds in the studio. All the rest have one queen bed and one double sleeper sofa. So that leaves you with a lot to choose from.

I think SSR would be a great fit for you...they are a good deal as they are some of the cheapest points to buy and the MFs are lower. You will also have the 11 month booking window for the Treehouse villas if you should ever need to book one.

AKV is not bad either. We are adding there so we can get the 11 month window for the value or standard view villas to save points...and we LOVE AK too as well as all the dining options at AKL.

Good luck with finding a contract and making an offer. Let us know how that goes.

Here's one more thing to consider...

You will rarely, if ever, need the 11-month booking window at SSR. If you really love AKV (and those value rooms are a bargain) then you should seriously consider buying there. You will need the 11-month window at AKV. We went through the same thoughts when we bought. We love OKW and we would have no problem staying there.... But we also love AKV and we'd be disappointed if we ever got shut out. We also bought just 100 points so those value rooms (particularly the 1BR) are very appealing. I knew that we would more than likely never get shut out of OKW if booked inside of 7 months, but AKV is a different story. We decided on AKV and the value rooms are perfect for us!

:) We purchased 210 points in 2009 direct from Disney at AKV. We have never looked back. Prior to DVC we only stayed in values (except for a gift trip from my MIL where we stayed at POFQ). Yes, we were annual WDW visitors and knew that was not going to change. So when we I read on here I could get points with a discount we bought. I didn't know much about resale at the time.

We used our points to get 2 value studios in Oct/Nov 2012 and then again for this coming Nov. So we are staying for 8 nights with us using one studio and my parents in another (a gift to them) so we have points left over for another short trip. We do not have children either.
We sound alike only I expect we are a bit older and in our 40s.

DVC has really changed the way we vacation in Disney. We enjoy returning to the studio and are no longer Disney Commandos. We don't have to be at the parks for rope drop because we know we will be returning in a few months. It has helped us take a spring trip in addition to the the annual fall trip if I play the numbers right.

We enjoy the decor of AKV and the remote feel and location. We do not have to be close to a park and I like the inside corridor/hotel feel as opposed to the condo feel. SSR is very big and very quiet, and beautiful in its own way. Now that we own at AKV I am so glad we have our points there. After the first couple of trips it WILL MATTER where your home resort is...so be sure you pick the best fit for you.

I think you will find the ammenities and convienence of the DVC resorts a great option for those who like staying on site for a yearly visit. It has only enhanced our vacations. Enjoy your search and let us know how it is going.

I was emailed and told the seller changed their mind :(

I'm so sorry! Another will come along.

I'm not really in a rush for a contract so I'm just waiting until the right one comes. I'm looking for 120-130 points at SSR or AKV and plan to start my offers at $50-55/point. We shall see if anything comes of it. I hope to find my contract and pass papers by August. I assume there will be a few false starts between now and then. Guess, I'll just enjoy the ride.

Good luck NHTikiBeckie and all the others looking!!! And thank you to everyone for your advice and support.

Too bad about those AKV contracts ...

AKV will probably run in the $65 pp area for that sized contract ... And I haven't seen many 120-130 point contracts ...

Most are 100, 150 or 160 ...

But don't get discouraged - just keep on top of things and something will turn up!!

Good Luck!!

PS. Those smaller contracts tend to go fast - so if you see one you REALLY like at the right price - you might just one to meet the Seller's price and not try to "deal" with him/her.

SSR is my first choice. I've seen a few contracts in the 120-130 range. I just don't know how low is "too-low" for my first offers. Since I'm not in a rush I thought I would start with a few $50/point offers and see if anyone is interested. I'm looking at the ROFR pass/fail board and the most recent sales listed are for $60, $55, $50 and $50/point. I would be thrilled to get a contract for $50/point.

Gotta, say... I am a happy girl to be doing this!! I feel so blessed. :lovestruc
