Retail vs Resale

Ready to purchase a DVC club membership for the first time . Looking at Bay lake tower. Seems like the longest and MF are the lowest. Am I missing something?

Also dont see much of a reason to go retail instead of resale except the restrictions on some properties. Again am I misisng something?

Help anyone?

The MFs are currently lowest, but there's no guarantee they'll stay that way. The average MF increase for DVC is between 3 and 4 percent per year. The BLT increase in each of the past two years have been around 6 percent. And the goods used to furnish the BLT villas weren't very high quality, so they're going to need to be replaced sooner rather than later. Don't get me wrong, I own at BLT and I love it. But don't buy simply because its MFs are lowest right now.

Disney has restricted resale owners who bought after March 2011 from using their points on the Disney Collection, DCL and Adventures by Disney. The thing is, all of those options cost a ton of points (and often you'd be better off using cash since the point-equivalent is so outrageous). And there's no guarantee that Disney will continue to allow members (direct or resale) to use any of those so-called perks. Buy DVC if you want to stay at DVC resorts. And if you want to save about half, buy resale.

There is much more to buying and using a DVC interest than writing a check and going on vacation.

Do yourself a favor and take the time to read through the posts here on the DIS.

I was VERY careful to pick where I want to stay (now and for as long as I can imagine) because as one poster once said "the only guarantee you have is that you'll stay at your home resort".

BLT has it's perks but so do all of them... it's what suits you best. Doing some in person research about the "feel" of the different options allows you to know if you want to stay there.

Some have said BLT doesn't have the Disney "feel" due to it's decor. The availability of the room type you want is another factor (not as many of each type at BLT as others= less availability at high season times).

There are many factors involved in choosing a "home" and some of the factors that may be nice now may change later.

IMO the only reasons to go retail are for smaller packages or things you can't get otherwise, like GF. The things you lose resale are of no value dollar wise. BLT is a nice property but it depends on how you'll use it. I would not buy just because you think it'll be tough to get into or the dues are lower. I personally don't think they'll remain as much different as they have been though I do expect them to remain on the low side. I would buy BLT if I expected most of my trips to be there, I would not buy it to use just for points and stay a large portion of the time at other DVC resorts. The much higher cost is certain to be a loss over time.

Compare BLT point charts with other resorts. The dues are lower, however you'll need to own more points for the same length of stay at BLT. Your total bill for MFs may not be lower even though the MFs per point are lower.

BLT is a great location if you spend a lot of time at MK. We just spent two nights at the CR after almost a week at OKW, and loved the proximity to the other monorail resorts and MK. The morning we went to EP on the monorail, however, I would have preferred to drive from OKW since that takes us half the time our monorail trip from CR took.

I am all for resale. I would only buy direct if I wanted a small add on, or if I wanted points at a brand new resort. And unless I win the lottery, I don't see myself ever paying $160 a point no matter how much I love a resort, so the latter is not likely.
