Listings Going Fast

I was looking at a listing yesterday for a resale and cannot find it today. Is it typical for 150-200 point contracts to sell so quickly?

In other words I assume if I saw a deal I liked I should move on it quickly? I assumed these listings hung around for months.

That is completely how the market is right now. In fact, many of the listings never get listed online. The brokers have lists of clients and what they are looking for and if contracts come in, the broker will offer it to the clients on that list before it ever gets listed on the Web site. If you have something you are specifically looking for, talk to a couple of the brokers and get on their radars so you start seeing some early listings. But yes, if there is a listing you see online that you like, be prepared to move IMMEDIATELY. Good luck!

I think that the word is out about resale and with Disney raising their prices like they have been, more are buying resale.

Brokers are reporting that available listing inventory is decreasing. Hopefully that will increase the resale prices since owners have seen their contract value drop significantly over the last couple of years.

I expect Disney to take additional steps to devalue resales. You don't take money from the Mouse. :goodvibes

Yes! I saw a new listing post at 9am on a Saturday. Email blasts went out at 11ish. When I looked again after lunch, the listing already said "Sale Pending". The list price was low and there were lots of banked points.

If the price is right and the listing has some banked points, they seem to go faster. I see some stripped contracts just setting there, while the ones with points to use are in demand. If I were to buy a resale contract for the first time, I would want to visit WDW ASAP.

I agree. I also believe that more people are feeling better about the direction of the economy and are willing to open up their wallets.

Does anyone know if any historical data exists showing the average resale prices for DCV contracts over the last few years ?

The "Anyone made it through (or not made it through) ROFR recently?" thread (also in this forum) is the best source I know of.

I don't necessarily agree about taking money from the mouse (although Disney may absolutely agree with you ) Our decision to purchase was strictly because of the prices on the resale market. We NEVER would have paid the $140 per point that Disney wanted for BLT. Never. When we were looking at buying direct the only thing we were considering because of the price was SSR. We didn't really want SSR, so we decided against purchasing. If it wasn't for disboards and reading about the resale market, we would not have purchased at all.

Now I'm sure I'm not the only one who had interest in DVC, only to decide it was too expensive. I'm sure there are many people who would purchase direct, but chose resale due to the huge savings. I guess it all depends on how Disney views it, and how it affects their sales.

I agree with you. It probably goes both ways but we could never afford a DVC membership direct. A resale we may be able to handle although Disney gets the MFs fees the same either way.
