To Disney releasing rooms for cash payers? I've been looking for a treehouse since JANUARY!!! It's for late june, but every time I call, they're all booked!! :confused3 Didn't know if they were holding on to them for any reason, and if they were, when do they release them so I know when to call??

There is no rhyme or reason as, according to the DVC policy manual, it is "at the sole discretion of DVD" which covers a lot of territory.

Are you looking to rent a treehouse through the normal Disney cash reservations or using DVC points?

Only about half of the treehouses have been declared in to DVC inventory, and available for DVCers to purchase an ownership interest. Thus you wil likely see cash reservaton available, but not ponts/DVC reservations, at least until they declare more inventory for sale. The same is true of BLT, it also is not fully DVC declared.

As dmoore22 said, what they do is their discretion.

If you're trying to get a points reservation, and waiting for them to move rooms from a cash/CRO booking pool to a DVC points booking pool, you're probably not going to see that happen.

It usually goes the other way. Rooms that haven't been rented on points by a certain timeframe are sent to CRO to sell for cash.

Your two hopes are that 1) someone cancels, or 2) they declare additional inventory.

Are you looking for pure cash or Member's Cash? I know you're supposed to be able to book MC at 11 months, but I've called for that at 11 months and there weren't any rooms available yet. So I guess it's a guess:rolleyes:

If they are all booked I doubt that there will be any to release for member cash reservations. There is always the component that has not been put into member inventory that would be available through the regular reservation system. Since these are very popular they may in fact have been all booked since last July for this June. Have you checked the Walt DisneyWorld site for availability through CRO?

Since the Treehouses are part of Saratoga Springs, DVC does have flexibility to make as many THVs available to members as they wish. No, they aren't all declared but CRO can retain other villas commensurate to the number of SSR points--treehouse or otherwise--being held.

I just went to the Disney booking site and plugged in a group of 6 adults for a random week in June. A Two Bedroom at SSR was offered but no Treehouses. I sincerely doubt that 30 groups have booked undeclared Treehouses through CRO.

Changing the dates to September did yield a Treehouse among the options. Certainly there are some being made available for cash bookings but I cannot imagine they are holding all 30 undeclared units. That would be comparable to blocking BLT owners out of the Grand Villas since those floors haven't been declared yet.

It's likely all units are booked, not just all DVC units, for that time. I've never seen any indication they would move a unit from cash to points other than that occasional last minute reservation for breakage inventory that started out as points. Even if they declared more inventory into DVC, I don't think there'd be any more availability than there is now which is none.

If you're looking at a points reservation you should have something booked already and be wait listed for THV.

Thanks for the replies, we went thru CRO, I looked online, and they had the treehouses available, and then called to book, since we're using the military discount, and they said there was none available, and call back periodically to see if any comes available. I'm not going thru any members, or points, strictly thru CRO, since we want the military deal. I guess I'll keep calling, and see what happens....THanks for the help!

Is it still showing online? If so, see if you can book it and then call and see if you can get the discount if there's not a way to do that online. I'd think your only chance of success would be if someone cancels a cash reservation. You might also be able to find a DVC member who has that time booked and would be able to rent it to you.

no, it's not showing on the website anymore for my dates. I guess I'll be happy with what I have, and keep trying, if it doesn't happen, hey, at least I'll be in disney, right?? :)
