If someone currently has a RIV resale contract, would now be a good time for them to buy a direct contract to replace their resale points for flexibility to stay at future restricted resorts such as LSL? The owner already has direct contracts with approximately 40% of their total points direct. If they converted resale RIV to direct, they would have 60% of their total points direct. Would they be better off staying with RIV resale if they like the resort since they already own direct? All thoughts welcome.
 
If they think they will be using the points at RIV, then no upside to selling to buy direct being that they already are a blue card holder. If they need more direct points in order to not stay at RIV then maybe. I think waiting to see what happens with LSL then deciding if they want more direct points is a smarter choice. There is a chance those RIV resale points could be worth more once the resort has sold out.
 
Since we can't really project what will happen in the future it's really hard to say if this is a good time. Instead, take a look at the current circumstances and make a decision based on that.
 
I would just keep it resale, between the commission fees and then already having direct points I wouldn't swap the RIV resale for RIV direct. They're already getting 11 month priority at RIV. Now on the other hand if they decided they were done with RIV and wanted a different resort then okay, that has more merit.
 

There's no reason to buy direct right now. If they end up not having enough points to stay at LSL with bank/borrow+ OTU on a regular basis, that's the time to start thinking about buying more direct points and maybe not even at Riviera if they like LSL more.
 
Unless the cash is absolutely needed to buy the direct points, I think I would try to avoid selling a RIV contract until the resort is sold out. The resale prices for RIV might not go up, but I don't think they're going to go down after RIV sells out, and there is at least a plausible argument for them increasing in value once the resort is sold out. Now, whether you need/want direct RIV points is a separate question. Do you want/need additional direct points with RIV home resort priority? It really just depends on what one wants, their budget, and desired travel plans. That said, if someone wants direct RIV points, they probably need to think about acting relatively soon before the resort sells out.

I mean… if they bought resale and are selling them resell then there shouldn’t be much of a depreciation hit outside of commissions and new closing costs….

IF they want to do it then they should probably don’t pretty soon….
 
I agree with keeping it. Presuming anybody who bought RIV resale did so because they knew they wanted to stay at RIV enough to use those points… as long as that is true then I can’t really see changes being worthwhile in this situation.

That’s a good point but if bought a few years ago there could be quite a hit. After commission maybe 25% or more?

Now we’re speculating with more information than we have…. I doubt it’s anywhere near that much though….

Either way it’s a sunk cost and the actual purchase price is completely arbitrary.
