Should I be worried about buying a resale DVC. Is there a difference than buying strait from disney.
 
Members who purchase thru resale will have all of the benefits as any other member.

The biggest differences in the 2 sales method are that a direct sale would get you in the DVC system faster (you can make reservations as soon as your downpayment has been made), the contract will always have all current points available and annual fees will be prorated based on the date you purchase.

With a resale, some contracts may have fewer current points available, points possibly have been borrowed from the next Use Year or even bonus of points banked from the previous Use Year. Resale purchase needs to go thru ROFR which may take up to 30 days and it will usually take about 6 weeks after making an offer before reservations could be made - longer in some cases. Resales can also be found for less than direct purchases. Usually buyers will pay closing costs and full dues for the year although those are negotiable when you make your offer. Resale purchases have no minimum number of points (25 points is the smallest number available) while direct purchase will have a 160 point minimum.

Just be sure to know what a contract would cost thru DVC and compare all costs. :)
 
Doc hit all the main points. I just want to add that you can save quite a bit buying resale as long as you aren't in a hurry to book a reservation. The worst part is waiting for ROFR (right of first refusal). Also, if you are interested in one of the sold out resorts, ie..BCV, VWL, etc, you may have to wait for Disney to accumulate inventory for the resort you want. Just something else to ponder.
