WL Villas for Sept 2017

Looking to price a WL Villa for Sept 11-16 2017.

Prices unavailable online so I called and they said it's too early to book/review pricing and to wait a month or so.

Instead of checking WDW.com, does anyone know if it's exactly 1 year or what to book/check prices for a villa?

It's different with Villas as DVC has to release them to the resort for booking. I believe that won't happen until less than 11 months out as owners at VWL get to reserve Villas at the 11 month mark and they get first crack at them.
 
Disney only own 2% of the villas, and they do need to be within a demand projection period of VWL owner use of points. While Villas CAN be released earlier than 11 months (based on point patterns), my guess is that DVD and Disney may be tight with VWL for cash bookings in late 2017.

Villas for DVC points are kept in a separate inventory so there's no "first crack". As Aurora said, except for Polynesian and maybe Kidani, the DVC resorts are soldout so only about 2% are owned by DVC itself and when that's released is up to DVC (there can be more if they take points by right of first refusal or foreclosures). When members start trading out for other locations (cruise, etc), rooms are moved to CRO inventory. Finally any rooms left 60 days before can be moved to CRO inventory, with income given back to the members as a dues reduction (known as "breakage income").

I would expect by September 2017 the new DVC rooms in the Lodge building will be complete. Approximately half of the lodge building is currently being converted to DVC. Those should have availability because they will be just starting to sell points.

Thanks to you and @_auroraborealis_ for setting me straight. I kinda knew it worked the way you described which is what I was getting at with the "first crack" comment. I knew at some point rooms were moved to CRO but didn't know the details. Thanks again.
 
And when the new villas open in the main building, they will all be owned by Disney and not members until they start selling them and members start buying. They will release some for points only and as they sell out, the amount for cash will start to be reduced.
