Will there ever be an Exclusive DVC resort at WDW

I don't see any benefit of an exclusive resort for "MEMBERS ONLY" either. All it would do is take away some of the flexibility of the DVC system.

Disney does pay dues on what they own per the VP in charge of finance. There is wording that DVC doesn't have to pay fees if they elect to indemnify the overages for a given year. I too assumed they didn't pay dues but have been assured by those who are in charge of this that they do.

DVC and DVD state that the exchanges are a zero sum situation. That there is no profit to DVD, only that they pass along their costs to the program. While I assume CRO takes a cut, I have never been able to find out how much and I have asked. I doubt it's 50%, I'd guess more in the 25-35% range. The only profit to DVD would be for the points they own and rent out and any undeclared inventory rented. The profit from breakage inventory goes to DVC and is used to offset the dues.
 

Forget an exclusive resort.

I would like to see exclusive lounges in the parks. Now THAT would be awesome. :thumbsup2
 
What would be the advantage to "members only" resorts? Even the timeshares around Orlando are not actually "members only", since they rent their rooms for cash, too, thru II as well as walk-ins off the street. My first stay at a Marriott was a cash stay. Even so, most of their resort is unoccupied at many times during the year, since their members are big on trading. It is somewhat unnerving that members pay about $750 per year to staff an empty resort, although I quickly got used to it! :rotfl: I decided that if I want an easy job in Orlando, I should get a job at a timeshare resort. Most of the time the employees just stood around, and talked to each other, or to me! :)

I would be willing to pay as much an additonal $1.00 more per point in yearly dues if this would happen.

Weird how so many people had this reaction. All I was saying was would it ever be a possibility. Why is it such a strange question? All the current DVC properties are combined with the other resorts, so there are certain dedicated DVC rooms. If DVC is growing, why is it odd that a resort would be built for the purpose of only using DVC points?

Obviously, DVC doesnt want to sit on empty rooms, but, as the club grows, a resort for just DVC points could allow a little more flexibility for members when using points on short notice.

Actually 4 of the current 7 resorts are DVC only in some aspects. Only BCV, VWL and BWV are truly combined with a hotel. For the rest, only members can get in unless they give up time by an exchange or by not reserving and leaving "breakage" inventory that must be disposed of or else go unused. I think most of us realize there is a downside to lockings others out of a resort and that is a financial one to the members. Remember DVD is also a member holding a small percentage of points.
 
Although the feeling seems to be that DVC points are best used at DVC resorts the ability to trade out was important in my decision to buy DVC. Iwould probably not buy into a resort that had no trade policy. DVC member exclusivity would prohibit any trading with II or any one else. I think previous poster was correct that SSr and OKW is about as close as your going to get.
I to would love to see DVC lounges in the parks, just one per park would be great. They could start out small, just some comfortable chairs and vending machines, maybe a changing table for babies..NS of course. Would love to meet some of you, without having to shedule it.
