why would a saratoga 2 bedroom and 3 bedroom tree house be the same point value??

i need a night reservation for 10/28 right during the F&W. Would it be a waste to try to waitlist the bcv or bwv? Would I have a shot a the treehouse on my waitlist?

IMO, none of those will have a good shot coming through. It's all up to hope someone cancels. I'd book anywhere you can get in for that night, then wait list where you REALLY want to be....

Actually, the square footage for a 2-bedroom Villas @ SSR and a Treehouse Villa are nearly the same. As for the increase in points, its' due to demand. From the member website under 'News':
2013 Vacation Points Charts now available
As you plan your travels, please note that Disney Vacation Club has adjusted the 2013 Vacation Point Charts for Bay Lake Tower at Disney's Contemporary Resort and Disney's Saratoga Springs Resort & Spa.
The adjustments to the Bay Lake Tower chart stem from a scheduled reassignment of 10 rooms from Theme Park View to Standard View effective Jan. 1, 2013. This shift is based on Member and Guest feedback, and is designed to better reflect the rooms' views. At Disney's Saratoga Springs Resort & Spa, the Vacation Points required for Treehouse Villas are increasing based on high Member demand.
Increases and decreases within these two Resorts' charts keep the total number of Vacation Points for each Resort unchanged.
Printed charts will appear in a supplement to the annual Vacation Planner Reservation Tools book, scheduled to begin mailing early this spring. In the meantime, you may view the charts by clicking on the "View Vacation Points Charts" link in the "Plan My Vacation" section of this website.
Also remember that the new Disney Vacation Club Resort online booking tool is scheduled to debut on DVCMember.com on Jan. 19, further enhancing the magic of Membership!

DVC always quotes Member demand when they make a change. I stayed in THV once and we were only 4, personally it was cool, but would never do it again. Unless you REALLY need all the sleeping spaces, it's not worth it. The bunks were unusable and my kids had to share the queen as no one wants a pull out anymore..... I should just have booked the 2br, but decided to try THV since I thought they would be cool.... I was so wrong....

Disney puts spin on almost every change that they make, this one I just don't get. Why increase the point requirement due to high demand, when the rooms are booked they are booked?

I also question that they used the "same points as a 2 bedroom" during their selling phase and as soon as they sell out they raise the required points.

I would wait list..I just changed a night from BWV to VWL in October yesterday so had someone been on a wait list, they got it.

And, I wait listed for two October nights for BWV in June and they came through in like 2 weeks...

I stayed at THV last Oct and personally we loved it! I also believe, if I'm not mistaken, the treehouse master bedroom only has queen size bed compared with king in 2 bedroom.

square footage + supply and demand drives point costs and reallocation of points costs.

Check out FAQ #9 in this post. There are differences between a two-bedroom and a THV you should consider before choosing.

You can only park one vehicle at THV. If you are like us and have multiple vehicles, you have to park one in the lots at SSR. It just gets to be a pain to have two people leave, go pick up a car and come back.

We loved staying at the THV, but we love wooded areas. With the raise in points, I will not be booking them again. We had 2 family stays there.

The Tree House Villas are nice as long as you remember that two of the beds are bunks that will only be comfortable for kids 12 and under, and that there are only two bathrooms. We stayed there in June of 2010 with 6 people, including two kids under 12 and thoroughly enjoyed it. We had two cars and were never told that one had to be parked elsewhere. We never had problems parking near our tree house as there was parking for a group of three villas and one was vacant while we were there and there were a lot of other vacant units as well. I am glad that they are now doing more to make sure that there is only one car per villa parked over there as I could see where parking could easily be an issue when all units are occupied. We don't own there, and with the increase in points the value is not so good so we probably won't ever find the motivation to stay there again, but we are glad that we did get to stay there once.
