Why I "think" I should avoid the resale market... tell me your thoughts.

Talk me through this:

I own SSR with a December use year.:thumbsup2

I want an add-on for 50 points (preferably SSR or OKW). :love:

Resale Mkt: Can’t find December use years for low # points. So I wait….and wait….and wait… I wait because with resale I’ll pay @ 78/point = $3,900. Add in closing costs of @ $450…and that is $4,350. With that I’ll get (hopefully) 2009 points (if not stripped).:scared1:

OR… bite the bullet and buy through Disney. Pay $99/point for a total $4,950. NO CLOSING costs. Probably rec’v 2008 points AND 2009 points (so an add’l 50 points to use over next 2 years) AND no wait AND no “stress” of ROFR. Lastly – if I wanted… I could finance (I won’t…but I could.) Possibly even use my Disney Visa and get lower/no cost financing for down payment.:woohoo:

So… why buy resale in this case? I have to wait and possibly never find a good contract… AND I am only saving about $600 in the big scheme of things. And for that $600… I get an add’l 50 points for this year.:cool2:

Am I wrong? Am I forgetting something?:confused:
 
I'm having a similar add-on dilemma - resale vs Disney - but at the moment it's a mute point because the funds aren't available for either!! :sad1: (And I won't finance a 'luxury' like DVC...)

What I would check out is if you will get 2008 points from Disney as it's half way through the use year. Hopefully someone will know the policy for this or maybe you need to phone your guide and ask.

Another important plus point to Disney is that you will be certain the new points are added on to your old contract - which I'm told is not guaranteed if you buy a resale. Separate small contracts can be messy to use.

Have you tried calling TTS and getting placed on their "call list?" You let them know specifically what you are looking for and they'll call you when they get a contract that might meet your needs. Most 50 point contracts are sold before they ever get listed because they are sold from the call list.

I don't follow the ROFR thread much, so I don't know if $78 is the price or not. I know larger SSR contracts have been clearing ROFR around $65 or possibly lower...so your price may be a little high (I'm not sure). Also, check and see if TTS has reduced closing costs for smaller contracts. They used to, and you could also negotiate a sharing of closing costs with the seller.

If the difference is only a couple of hundred bucks, I'd certainly buy direct. Even maybe if it's $600.

But if you are able to reduce the price a little, trim the closing costs a little, you could be saving $1000 resale, and that's a 20% savings.

Is the ease, speed, and certainty of buying direct worth $1,000 to you? If so, buy direct.
 
I called TTS and was quite simply told I'd be put on the email list. And once the new contracts "hit" the internet....I'd get an email and to call as quick as possible. That's too much stress for me. I can't guarantee I'll be in front of my email or be able to stop what I'm doing to call immediately IF/WHEN a low point Dec. use year pops up.

I even specifically asked if I could be on a list to get a call before they hit internet..and was told "No, but I'll put you on my mass email list that goes out a few times a week."

So, not only do I have to wait...and wait...and wait... but now, even if the perfect contract does appear... I have to be in the right place at the right time to even know about it.

That's my thoughts. I feel like I thought my call to TTS would be more productive than "Uh hunh...uh hunh... I'll put you on my email list...thanks...good bye.":confused3
 

For what it's worth, I would negotiate with your resale seller that they pay the closing costs in full. That will swing your savings to about $1,000 (or more depending on if you can get a better per point rate). I'm a cheapskate (LOL) so I'd likely keep on searching for a better resale deal, but, at some point, there certainly is something to be said for the convenience of buying direct through Disney and having your points immediately without all the other hassle. And, if you're putting the purchase price on a credit card, that is also a consideration, as I understand most resale companies will not take credit cards. Disney, however, will be happy to do so - LOL. :lmao: Either way, good luck with your decision!! :goodvibes
 
I think you have analyzed it quite well and if it were me, I would just contact Disney and go that route.

I think $600 is not such a huge difference that it is worth waiting 2 months to get points. And, if Disney exercises ROFR, you are back to square one. By that point, the incentives could be gone.

I just did a 130 point add on at BLT and put the deposit as well as the balance on my Disney Visa and I am getting the 0% for 6 months on all the charges from DVC that were put on the card...not just my first $2500.

So, even though you are considering paying cash, putting on the card would give you time to pay it off over a period of time, not to mention the reward dollars you earn. With the cost of the 50 points, you will earn $50.00 reward dollars, so its like paying $98.00 per point!

Well, not only that, but $600 or so pales in comparison with the total cost of owning your contract for many years. Sometimes I think we focus too much on the per-point cost and not enough on the dues, which make up the overwhelming majority of your total cost.
 
Based upon your comment, "That's too much stress for me", I would buy direct and get it over with. Sure you will pay more but if you get what you want, when you want it, you will be happier. :goodvibes
 
I'm usually a big fan of buying resale, but in your situation you should just buy from Disney. $600 or so is well worth the hassle you will avoid!

I have been actively searching the resales since Jan. I joined the email list for The Timeshare Store and recieved emails on almost daily basis. When DVC announced their current incentives I just bit the bullet and purchased through DVC.

Like you mentioned it just isn't worth the hassle for $600. I put our Deposit on our Disney Visa and have 6 mos interest free to pay it off and financed through DVC.

I am very happy with the deal I got for our points and I have never second guessed my decision. I am now impatiently waiting for Jan 2010 for our 1st trip to AKV!!!!
 
As you have already pointed out, you are looking for a December use year. Which tells me that OKW should be out. Because if you have a contract from two different resorts, then you would not be able to use the points for both until the 7 month window. The same would apply for different contracts.

We are looking at a similar prospect. End result is that we are getting our points through DVC.
 
You are in a toss up situation with a small number of points. For me I'd consider what $600 can buy (dining plan for a trip, AP's, annual dues on your new points for 2+ years, etc.)and then weigh that against when I needed to have the points and patience factor. Unless I needed the points immediately to book something I personally would wait. But I would suggest contacting more brokers than TTS. I did not have good luck with them - contacted them twice about getting on a mailing list, was told I would be, and never heard back again. No biggie - I bought thru someone else. I am on the mailing list for another broker and they recently had a whole bunch of small contracts, and I do see a Dec OKW 25 point with yet another so things do pop up.

Disney will be there to sell you the points so I think it comes back to when you need them. Perhaps when is just before you wouldn't get the 2008 points, or maybe sooner if you have to book in the next month or two.
 
I would call **** at **********.com. The contract we wanted was not listed but he made a few calls and found us a fully loaded contract with previous year's banked points in about an hour.
 
I think the difference between resale and adding on direct might only be $100 when you consider that you get 2008 points direct from Disney. That's worth $500 if you value 50 points at $10.00 a point.
 
For this situation I'd buy directly. The savings is not worth the hassle, time and uncertainty involved. You'll get 2008 UY points and can use the points right away.
 
I used Jamie at the TSS and as soon as a VWL contract less than 50 point became available she called me. It took about 2 weeks for her to call and I got a 25 point contract at a great price. I didn't need a particular use year though. I didn't really care as long as it wasn't Jan-March.

100 pts direct from Disney = $112 per point - $19 per point promo = $93 current price, $9300 total (no closing costs - includes one tote bag)

Lowest price 100 point add-on from The Timeshare Store is presently $73 per point, and includes no 2008 points.

So $7300 + ~$500 closing costs = $7800, for a difference of $1500.

Potentially significant, but getting "free" 2008 points and a matching use year from Disney could certainly be worth $1500, along with the convenience of being able to book now.

I agree, the possibility of having two different months in a use year does not appeal to me. Nor does maintaining two contracts. That said, there are times when resale makes sense, and times when it does not. Small points make sense going through Disney. Unless you are lucky and can get the same month contract. Then I would not mind managing two contracts.

Forgot to add that 2008 points is ecactly why I would do it.
