Planning on taking my family to Orlando begining feb next year. Kids will be 18months, 4 and 6. We want to finish off with disney (thinking about AOA in a cars suite maybe!) so about 5 nights there to gain easy access to the parks etc.
The first 7-10 days we were thinking about staying somewhere outside the resort and hiring a car. We want to shop at the outlets and Florida mall, visit seaworld and nickloadian.
Any thoughts on what area we should look at and any hotels with suites where we can make snacks and wash/dry clothes??
Also will the pools be warm enough beginning of feb?
Any suggestions would be great as not sure where to start looking

Check out the airbnb website. There you can find homes/apartment to stay in.

We were thinking about staying in a villa but changed our minds because i really don't want to spend all the downtime cleaning floors, bathrooms etc. Would prefer a hotel.

the ones near SW - malls after all over Orlando.

unless you want a more Nickeoloen experience - then Nick hotel

for a condo or house - you don't need to clean unless you want too.

also you don't have to be concern about people in your room when you are somewhere else.

use expedia.com and put in seaworld Orlando (it asks for city or theme park)

FYI - just saw an Orbitz deal for Magical Memories for around $65 per night in a one bedroom condo. I haven't stayed there before but it was highly rated and was considered an Orbitz "steal". The offer expires today, so if $$ is any concern, check it out.

look into towne Place Suites or Resident Inn. both by Marrriott.

The Quality Suites Lake Buena Vista has a one bedroom suite with living room and kitchen for around $70 a night with free hot breakfast. They do not have a washer and dryer in them though. If you want that you are going to have to rent a vacation rental home or condo or stay in a one bedroom DVC at Disney.

Also I agree with a PP there is no reason you would have to clean every day even if you were in a condo. You don't scrub your bathrooms and floors every day at home do you? If you do, good for you. Most ppl don't. And a lot of ppl don't even make their beds every day.

The Residence Inn SeaWorld might be a good fit for your family.

Its an "onsite" hotel, so you would get all the free benefits for your SeaWorld visit (free Quick Queue passes for front-of-the-line access, free transportation to the parks, etc.).

Parking is free, wireless internet is free, and they offer a great free hot breakfast buffet as part of your room rate.

Suites are large (studio, one bedroom, or two bedroom) and include a full kitchen. There is daily maid service so no cleaning up :) .

There's a lovely zero entry lagoon style pool that would be perfect for your young kids, a big hot tub, and a great courtyard where they could run and play (including a large sport court with a basketball net).

Its very close to the Premium Outlets on Vineland, there's a Walgreens right on the corner, and its just off International Drive so there's a million dining options at hand. Travel time to the Florida Mall is about 15-20 minutes, depending on traffic (its an easy drive!!).

They have a huge laundry area on the first floor with 14 washers and 18 dryers. We were there the busiest week of the year (Christmas week) and never had a problem getting a washer or dryer when it was time to take care of the laundry. $2 to wash, $2 to dry.

You can check out the link in my signature for my trip report, that includes tons of pictures of the hotel including our one bedroom suite (which slept 6....2 queen beds in the bedroom and a queen pull out sofa), the recreation areas, and the common areas.
