I have read through many posts advising to look for points to rent at the 11 mos window if it is peak season I desire. I see on the rent/trade board however that most are looking for points to rent within the next few months. Is summer peak? If I'm not too concerned about when (not over July 4th) but need a 2 br will that be harder to find? I'm interested in 2007 summer not this summer.

Is there a breakdown somewhere of the numbers/types of rooms? I think I've read totals but not by size. I would guess that there are more studios and 1 br's for instance just because so many families are 4 people.

Studios are usually hardest to get, then two bedrooms, then one bedrooms.

Midweek books faster than weekends

Resort availability depends on the resort. It is likely that standard views and BW Views at BW are fairly full for the summer already - but their may be availability for some weeks or days and more availability later in the summer (August). The smaller resorts (BCV and VWL) book faster than the large resorts (OKW and SSR). It is usually possible to find something three or four months out, but less than three months out availability tightens - and it can become a hassle for a member to work with a renter (a member may be able to find rooms, but may be waitlisting here or there, moving resorts if the waitlist doesn't come through, a maybe moving their vacation by a day or two and not getting their first choice in resorts - working those arrangements with a renter is a hassle).

If you want something specific, its best to make arrangements as early as possible. If you don't mind which resort you are in, you can usually wait - but not until two months out.

To add to what Crisi said, the first two weeks of December, Holiday weeks, and most of October Food and Wine festival are times that book very early in DVC. Some of these are by resort. BCV is small, and is very popular during the F&W because of it's proximaty to Epcot. VWL tends to book early for the holiday period, becaue it is the smallest DVC and has the best holdiay decor.

Hey Carla,
Summer is very popular of course, because its the time families with school age children have vacation. I always visit in August & I've never had a problem booking at my home resort, BCV's 11 months out. We always book a 1 or 2 bedroom villa depending on the size of our party that particular year. Yesterday, I just booked a 2 bedroom villa and a studio for the last 10 days in August at the VWL. No problem with getting these room either and since I had to wait for the 7 month window, I'm pretty happy. :cheer2: (it was my first choice, this year.)
You should be ok with the summer weeks.

Eliza
