What's up with sellers not signing in a timely fashion?

Not sure where you live but that's not the case everywhere.

It's not that they don't have access it's that it's an inconvenience and not a high priority to get it signed asap when the process had already taken 6/8/10/12 weeks.

All of which are done online with little to no effort and not even close to comparable to finding a notary.

The only time in my life I have needed to find my own notary was selling DVC. It's also something in our area less and less places are even doing it.

In addition you are dealing with notaries that you call or email and think a response will come and 3 days pass before you realize they never contacted you back.
Bottom line: They don't need the funds or they'd find a way

I would be happy just getting an update. We got closing paperwork on 6/7...still nothing from the seller (followed up with broker and title company and they haven't heard anything). I understand that things come up but it would be nice to hear they're trying to get everything taken care of instead of worrying that the deal might fall through.

Or, they really need the funds and that's why they can't get the money to the table to close. Sellers in distressed or legally complicated situations can take some time.

I've done an embarrassing number of contracts and mine have all been done within a few days, including one that required a trustee to sign off. Cheers to Mason for tracking those sellers down!

We see weird transactions on these boards, but there are A LOT of resales changing hands, and most go just fine.
