What's in a BLT? - Or, Configuration of the Tower *UPDATED 11/23*

I've been going through all the BLT contracts on the OCC web site.

I went through all contracts listed as Grantor: Disney Vacation Development (so any contract that doesn't have that name, I missed).
Initially went through all Deeds and Deed Mortgages for each unit that's been declared (1A - 99C) from 9/1/2008 - 7/24/2009. Only checked the attachment (photocopy of the document) for those listed with the word Bay or Contemporary or no description.
Then, I went through all Deeds and Deed Mortgages from 7/25-10/08/2009. Only checked the attachment (photocopy of the document) for those listed with the word Bay or Contemporary or no description.
At present, the OCC web site states all documents through 10/08/2009 have been proofed, so I did not go through documents after that date.

I did not look at contracts documented for Boardwalk, Saratoga, Wilderness, etc so if the OCC put the wrong Legal description for those, I missed them

Contracts are documented several weeks/days after they have been submitted to Disney Vacation Development, so this is really a snapshot of sales data from 2-6 weeks ago.

Wow Dizfan a scroll bar on your table, that's pretty impressive. I've seen threads where they dropped older stuff to make room for the new and have never seen a scroll!

wdrl (my DH) and I keep checking the OC records for another declaration on BLT. We sort of got use to happening once a month. I didn't notice when the last declaration was made how many units were still left to be sold from the June 2009 declaration. Would you know?

This 10th Amendment is the largest declaration for BLT since the 2nd Amendment was made in October 2008. With this declaration, DVD is bringing about 353,520 more points into the BLT resort. It is interesting that DVD still has 9 other Units (05a, 20b, 38a, 38b, 38c, 39b, 40a, 40b, and 89c) representing 176,760 points that have been previously declared but for which deeds have not yet been recorded at the OCC website.

It will be interesting to see if DVD continues to assign the February UY to these Units. As dizfan noted previously, February's banking window closes on September 30th, making it a less attractive UY to new buyers. However, even if February is not assigned to any of the Units in the future, over a quarter of all BLT points will reside in the February UY. This should debunk the myth that DVD distributes points equally throughout the eight UY months.

Sounds like your theory has been pretty accurate for when to watch for another declaration.

The tables in the first post have been updated with the units brought in to the condo association with the 2 SEP declaration that was posted by the Orange County Comptroller's office today.

A total of 18 two bedroom villas (8 dedicated & 10 lockoff) comprising the remainder of the 7th floor and part of the 8th floor.

With this declaration, BLT is now over 50% declared.
 
YAY! My deed just showed up on the official website! Ever since you posted the link to it, I've been checking daily. We're supposed to close on 9/5, (my birthday) we're getting closer!

If your deed showed up on the OC website, it means the closing has gone through and the deed was sent on to OC for recording. pixiedust:Welcome Home!pixiedust: You are now officially a DVC member.

2M sold out of what my best guess was something over 6m points in one year.

probably and accumulation of information that DVD would not have published on their own.

I've updated the data chart in Post #126 regarding BLT's UY and points. On 9/16/2009, two units, 41b and 43b, started appearing on deeds recorded on the OCC website. Both of these units were declared in the latest BLT Declaration Amendment made on 9/2/2009. It is interesting to note that at least one deed for unit 41b was signed by the buyer on 8/30/2009, three days BEFORE DVD had officially declared that unit for the DVC. Another interesting note is that both unit 41b and unit 43b have February as the UY. I would have thought that with February's banking deadline coming up that DVD would begin placing new buyers into later UY.

I'm a bit confused why the DVD had to sell unit 41b before it was declared. Were the remaining unsold units not a February use year?

Also if DVD continues to sell February UY's they must plan on giving them a longer banking window. I know on resales, MS will bank points late.
 
The following chart shows BLT declarations by UY through September 30, 2009. Currently, February remains the most prevalent UY, but that may change. dizfan mentioned to me that Disney may be switching BLT's default UY on new sales from February to March.

Based on my data, Disney has declared 3,103,655 points for BLT, and has sold 2,219,023 points through 9/30/2009. This leaves about 28.50% of the declared points still to be sold. I have been tracking BLT sales for a few months, and it appears that Disney makes a new declaration when its declared inventory drops below 25%. If I'm right, we should see a new declaration by the end of October. Of course, with BLT's price going up, I don't know whether BLT sales will continue at the same pace as before.

Congratulations to Disney and the DVC guides for selling over 15,000 contracts and over 2.5 million points at BLT.
 
We just spoke to our guide and he said that the original plan was to sell BLT within three years. However, based on sales he thinks it only going to take two years. I think if the sales keep up the way they have it might sell out quicker since over half of the points have been sold.

However, with the base price going up and incentives changing that might slow it down; seems like they are really trying to clear out AKV & VGC to me based on prices. On a similar note, anyone know how SSR is doing since they started declaring Treehouses? I would imagine having 4 properties for sale at once must keep things interesting @ DVC and I wonder what the 'real' focus is for the guides...

See the following posting regarding the THV: http://www.disboards.com/showpost.php?p=34253025&postcount=10. SSR is averaging only a few hundred points/day in recorded deeds and AKV is averaging about 1,000 points/day. BLT is greatly exceeding those numbers, but things have slowed down this past month compared to sales this past summer. The last BLT Declaration was on 9/2/2009, and I keep thinking another Declaration will happen any day. Of course, I've been saying that for the past 2 weeks!
