What would be an average price? 4 bedroom with pool.

We are looking for a four bedroom vacation home for 2 weeks in October and I have no idea what a fair/good price would be. Can anyone suggest one they have used before?
 
Prices are going to vary wildly. You should decide a few things before looking for a rental:

1) What is more important: price or location. The farther away you get, the lower the price, generally. We rented a 5 br/4.5 ba in January for $130/nt including pool heat from an owner on VRBO.com. It took about 25 minutes to get to the parks with no traffic. The house was located in Davenport, off of the 27 just south of the 192.

2) Do you need resort amenities like a community pool, gated community, etc? You will probably pay more to stay in a development that has these items.

3) Is room configuration important? Most 4 br houses have two bedrooms with king/queen beds and two bedrooms with two twins in each. If you are traveling with more adults than kids, you may want to look for someplace that has a different configuration.

4) Is is important that there is a theme bedroom?

Once you narrow down what you are looking for and what communities you are interested in, you will still get a wide variety of quotes. I just went through this process to rent a condo in January. Quotes for 3 br condos in the same development varied from $735 to $1341 for 10 days. Read the reviews, decide on a reasonable price, and go with the place that best suits your group's needs and an owner you feel comfortable with.

I am also interested in what people have paid/are paying for a 4 bedroom home in Windsor Hills. I am looking for this December (the first week, after Thanksgiving) and have been getting prices from 1500-2000 inclusive of all fees. It still seems high to me for 9 nights. I don't know if I should just ask for a lower rate from the ones I like?

We are staying at Windsor hills Nov 20-Dec 5. This includes the week of thanksgiving, so everything is higher priced, but we are paying 2500 for the time we will be there for a 4 bedroom. There are 7 of us, so it is worth it for us to pay extra for the room, and our own pool, also it beats the price we would have had to pay for a disney 2-bedroom by about ten thousand dollars:scared1:. We did get a bunch of quotes, and talked to the owners about a discount because of the lenght of stay, most were willing to work with us. Have fun and good luck.
 

I agree it varies wildly by neighborhood, amentities etc . We pay $120 a night for a 4 bedroom villa in Sunset Lakes (next door to Windsor Hills)

Those prices sound right in line for the time of year you are going. I guess you have nothing to lose, though, by asking for a lower rate especially if it's a private rental. A lot of management companies and private owners also give a discount of 15% if staying 7 nights or more - I would definitely enquire about this type of discount.

If you're interested in saving money, you may want to consider looking at Winsdor Palms, Emerald Island, and Sunset Lakes. These subdivisions are near Windsor Hills and tend to be less expensive.

The one I used is already booked (Windsor Hills) and would cost $209 per night in October but would be discounted 15% if staying more than one week.

For that time of the year, you will find rates of about $150-$210 per night if you go through a management company. If you do a private rental through VRBO or homeaway, you should find cheaper prices (down to perhaps $130 per night).

We prefer Windsor Hills but you can find cheaper rates in Emerald Island, Sunset Lakes and Windsor Palms which are all still very close to Windsor Hills.

You will save even more money if you look in the Davenport area which is a little further away.
 
We've done pool home rentals for 5 years and never paid more than $1,000 a week for a 5 or 6 bedroom home in the Formosa Gardens area (very close) with tax and pool heat included in January.

If you are looking for a deal, don't be afraid to ask for one.
 
We are staying at Lindfields from Nov 27 - Dec 4. We are paying $798, taxes & spa heat included, for a 4 bedroom home with pool and spa.
