What were the itemized closing costs and what would seller pay typically if agreed?

For a situation where you have agreed that the seller will pay closing costs, can anyone itemize the categories of costs that would involve?

I'm just curious what that would commonly include.

I was wondering if certain categories are just expected to be paid by the buy even in that scenario, such as the cost to record the deed and taxes on the transfer?

I know all points are negotiable if specifically put in writing.

There are not costs for this.
 
Okay I looked and my FL and CA purchases all fees were lumped together as one except for title insurance that is separate and typically buyer will always pay that fee.
 

Title charges are--

Typically the buyer: title insurance, title search, closing fee (i.e. fee to the title company), recording service, deed fee, and deed tax.

The seller is usually only on the hook for the estoppel fee.

This looks like what my notes show.

As the buyer, my closing costs were:
- title insurance
- Abstract/title search
- closing fee
- recording service fee
- recording fee
- state deed tax stamps

I did not try to negotiate to have the seller pay these costs.

The contract included current year points, so I had to reimburse the seller for this year's dues.

When I sold a contract, my closing costs included:
- Real estate commission
- estoppel letter fee

My contracts were Florida.
