Looking at Beach Club and Boardwalk and was wondering what was the ORIGINAL price per point. Disney's own timeshare company wants $115 a point while on the second hand market I could get Beach Club for $84 range and Boardwalk $74 range. Just wondering if the points hold their value or perceived value.

They also ran specials when BWV and BCV first opened. Contracts could be purchased as cheaply as $47.50 for BWV when I bought, but 3 months later, when I bought my second contract, it was already up to $56 a point, and at that time contracts came with an additional vacation to sweeten the pot. If you bought BCV before it opened, I think it was around $56 and a vacation, but I think by then you could trade it in to get more money off on the points. In any event, I think the points have maintained their value, at least for me. As I pointed out in another post I made, I bought in 1996, and I also have rented occasionally, like this year, because I owed a big tax bill of nearly $3000. contracts do pay for themselves rather quickly, and the value does go up.

Actually BWV have been selling in 50.00 - 60.00 (not listed but selling) resale and BCV just sold a resale at 66.00pp. :scared1:

We have been looking at the 150 point range which I think seems to be higher. Buy more points the price was going down. I could be wrong. :confused3 I might just have it in my mind thats the working price to base the price on.
 
in november 2010 I bought 200 BWV points at $68 per point and in February 2011 I bought 150 BWV points at $55 per point.
 
Wow I am shocked you only paid $55 per point. prices have really come down.
 
We bought pre-sale BCV and I believe we paid around $84 per point. We added on there last year and paid considerably more through Disney - but worth every penny in our opinion!
 
i purchased BCV back in 2002 for 68 per point.

up until the last few years the price was very good on resales for the seller, but not so much lately.
 
in november 2010 I bought 200 BWV points at $68 per point and in February 2011 I bought 150 BWV points at $55 per point.

We closed last week on 200 points at BWV at $65 per point.
 
Beginning late 2008, resale prices starting plummetting. They are not recovering yet. The bad economy has obviously had a significant impact. Moreover, you also have other factors coming into play now that did not exist before that are likely to keep prices for at least some of the resorts depressed. We have reached the point where the Jan 2042 end date for BWV, BCV, VWL, much of OKW, HH and VB, has become a negative factor in the consideration for a purchase particularly for any younger family. Also, Disney recently took action that potentially decreases the value of a resale by declaring that resale purchasers after about mid-March 2011 will not be entitled to trade out to the Disney collections. Though many existing owners do not use those and perceive them of little value, new purchasers can easily believe that ability to trade-out may have significant value.
 
I'm wondering if these low resale prices are loaded or stripped contracts?

We paid $65 per point at the BW when we bought back in 2000. We never paid over $89 per point over the years on our add-ons (direct through Disney). Even though our BW contracts would sell for less than that, we do not regret buying direct, as a matter of fact we recently added on as our son was in the CP and therefore considered a CM. So we got the CM discount.

We were and still are happy over buying direct through Disney and we'd do it again if the timing and pricing were right.

BWV began sales at $62.75 and was selling at that price when it opened on July 1, 1996. The incentive available then was a buy-back of the first year's points at $10 per point. This was "Magical Beginnings".

BCV began sales in February, 2002 at $75 per point and increased to $80 per point that summer. It was still $80 when the resort opened. I don't recall the incentive available then as DVC had moved towards a greater variety of incentives for purchase and seemed to change them frequently. (But not as frequently as now.)
 
for $55 per point I received:
8 points from 2009 use year that expire may 31, 2011
150 points from 2010 that were banked into 2011
150 points from 2011 on.
 
What does LOADED and STRIPPED mean?

A loaded contract would be one that might come with banked points and unused points that make the contract "loaded" when you get it. If the contract doesn't have banked points or current points, and points from the future have already been borrowed, then it is considered "stripped."

Stripped contracts will often be lower priced because there might not be any points for the new owner to use for a year or two.

Loaded contracts may be higher priced if there are a lot of points available right now for use, or they could be quite a bargain if they are not priced higher.

We bought BCV in February 2002 as soon as it was available, and our incentive was an extra $5 off per point so we paid $70pp.
