I've been reading through the forum trying to get a feel for what my different options are, but I think I'm probably more confused now than I was before I started :/. Hopefully you guys can help clear this up for me.

My husband and I are set on doing the vacation club, but we're not sure what the best method to use would be. Initially we were just going to rent points, but then started to think it would be better to just buy into the program. I've already talked with the DVC sales rep and I was going to pay the closing fees on Friday, but, now I'm looking into the resales and I'm thinking that's the way I should go.

So, to help me make my decision, I needed to ask a few questions:

1. If I go through someone like the timeshare place to buy a resale, can I trust that the numbers they give me will be approved by Disney?

2. How long does the resale process take and is there any way to ensure that I can get the room I want during the time I want, or do I just have to hope it'll still be available if/when the contract is approved?

3. Everyone keeps saying that after the 20th, certain perks will be lost, what are those perks that you are referring to?

>>>not necessarily. If say you offered $1.27 p/p at BLT and a seller agreed, I can assure you it would be taken by ROFR. The offer has to be reasonable.

generally the timeshare store has a pretty good idea of what disney will take (ROFR) and what they will let go. TTS will tell you that $2 per pt won't get it done for BLT as the other poster suggested, and would encourage you to offer a little more if necessary.

but TTS is not affiliated with disney, so if DVC changes their ROFR strategy, TTS will not always know until a few contracts have been taken.

but for over a year now, the only resort with any ROFR issues at TTS has been BCV.

you have to wait and hope. any reservations made prior to the transfer would be cancelled.

paying more to buy direct may get you a relatively more difficult reservation on shorter notice (the first time only) but the cost difference needs to be taken into account.

if you are making a reservation 10-11 months out, you will almost always get what you want (a few high demand/low supply situations exist that call for "walking the reservation" (do a search) or calling exactly at 9am at 11 months out).

trading out of the DVC resort system for disney cruises and hotels (like the grand floridian) will no longer be an option if the contract isn't submitted by 3/20/2011. those trades tended not to be a good deal anyway but some folks like to have the option...

To be fair, most DVCers don't care about the specific loss of those perks. It's the "what's next?" aspect. Many believe that this is only the 1st step in that direction and that resale points bought after 3/20 is the line drawn in the sand.

I guess in away it makes sense too. If Disney were to make further changes to resale perks, why would they create a 3rd tier?

Most say "buy where you want to stay." This motto is especially true for these changes. With DVC, you are only guaranteed your home resort and a booking advantage for your home resort. They can take away everything else.
 

All of the answers you 've gotten are pretty good!

You do need to keep in mind that the deadline is this SUNDAY - so if you are interested in those perks you need to decide SOON.

Also, keep in mind that whichever property you do decide to purchase at (either Direct or Resale) you will have an 11 month booking window and only 7 months for everything else. So if you don't think you'd like to stay at, for eg. Boardwalk Villas, the 11 month window probably won't mean much to you even if it is a really great price!
 
Also, if you check the ROFR thread you can see what has or hasn't been passing. This would at least give you an idea of what to offer.

When were you thinking of going? Is this a question about long-term availability or a specific set of dates in the near future?
