What questions to ask?

We are looking into a rental house for June 2009, I've located several houses I'd like to check out. What questions do I want to ask of the owners? I know that I need to check with the BBB to see if complaints have been filed. I also know to check with a website about tax information....though I don't know what site it is exactly. Can someone help me figure out what to ask so that this doesn't become a nightmare? I'm in charge of 14 of us and I just don't want anything to go wrong with this trip.
