What percentage of DVC Aulani is sold?

Does anyone know how much of Aulani direct points have actually been sold. Are we talking 60, 80, 90%?

Did you search the forum? I thought I had read this number somewhere before but can’t remember where I know it is a lot lower than DVC was hoping.
 

2/3 sold. That kinda surprises me. I was kicking around the idea of buying a contract direct but the resale deals are just too good right now.

And DVC is not buying them back. So if you can strike a killer deal with a seller, almost zero chance of Disney exercising ROFR
 
I was at Aulani for NYE and chatted with a DVC Guide. She said Aulani is just under 80% sold.
Of course it’s taken a while, but that’s considerably more than I would have thought. Some naysayers are saying it will never sell out, but hearing this I’m thinking maybe just another 2-3 years.

How was NYE at Aulani? Anything special happening?

I was surprised by the number as well but I think the fire sale from 2021 helped a lot. They were very busy showing the grand Villa while I was there. Tons of turnout.

NYE was great. Ko’Olina does fireworks that are great to watch from Aulani but the resort does nothing on their own. However there are fireworks EVERYWHERE by the locals. It was quite awesome. Certainly looking to do it again next year.
 
That it has taken more than 10 years to reach 75% plus is a massive failure by DVC standards.
 
It wouldn’t really be reasonable to compare it to something with 11 million points and not next to a theme park to a property with 3 to 5 million points that is next to a theme park.
Saratoga did sell faster and has more points
 
I think Disney went all in on Aulani, but sure, I could see them bailing… It would be fairly easy to divest…. It is an in demand location, and many other people would happily take it over. Marriott Vacation Club for example might be interested in that property.

It’s harder for me to envision who would want to take over Vero Beach… The location is desirable to some extent, but the appeal of Vero is that it is isolated/out of the way/etc. It would be attractive potentially to an independent hotelier, but that’s a big property to fill without the benefit of international publicly traded companies marketing… On the other hand, what major national brand would that property fill a niche for? It is purpose built to be a timeshare property, not a hotel…. Would MVC want to run and market it as a timeshare… maybe… but I just don’t see it having the same strong interest in a portfolio as robust as MVC or Hilton Grand Vacations… It works for Disney because if you want to go to the beach in DVC you go to Florida or South Carolina…. Maybe best bet would be sell to a developer who could convert it into condos? On the other hand, maybe Disney does a fire sale to just not have to re-market and sell it all over again…

Can’t speak for HHI…. My instincts tell me it fits in somewhere between these two properties in ease of sale…

I think I would be out of the timeshare game if they bailed out of Aulani no reason for me to stick around.
 
I’d be curious to know how the ownership deeds reflect a “change in ownership/management” for the resorts….

But given their difficulty selling ALL beach resorts… I’d be curious their thoughts about having to do that all over again when the contracts expire…. What they do with 2042 HHI and VB could be indicative/telling, but given how much longer Aulani runs, it won’t necessarily be indicative one way or another….

One thing people never talk about as a post-2042 reality is a “portfolio” program, where people just buy points but don’t necessarily have a home resort. They buy into a “trust” that gives them access to the points…. I wonder if DVC would explore that route, and if it would be to their advantage…

I think prior to the end of the contracts, spinning off or selling any of the resorts would be a non-starter, short of spinning off the entire DVC entity… It would cause so much instability in the market, and people would question the value of DVC if they just announced tomorrow that Aulani was being sold to Hilton Grand Vacations and no longer participating in DVC….
