What is the deal with way above market resale listings

I’ve been watching resale listings closely for several months, and I continue to be baffled by the large number of resale contracts listed way above market average. I understand the idea of listing a little high and giving yourself room to negotiate but what is even the point of listing say a SSR contract for $135 per point on 175 points? Can anyone who has sold contracts offer some insight on this phenomenon?

“I have a loan and I need to get x from the sale to pay it off”.

Or

“I don’t need to sell, but will list it and accept an offer above x”.

There are hundreds of reasons tbh. Not all sellers are motivated to make a quick sale.

We just sold a contract that had been listed for months. We debated keeping it or selling it. Definitely didn’t need to sell it but decided to list it at the average sale price because we didn’t really need the points.

It took a long time for it to sell it. We almost pulled it off the market a few times. We had a couple of very low offers. We had a good one we accepted but buyer pulled out later.

I guess it didn’t matter to us if we sold it or not. We would have been okay keeping it too. I was a little disappointed when we sold it. I thought I would get to keep it.

Because it only takes one buyer who thinks it’s perfect and isn’t that concerned about the pricing.

Not all resale buyers do the level of research those here on the DIS do..and the numbers here do not typically represent average but rather the lower end of the deals out there

I sold a BLT in 2021 for $189 when prices were running in the $160s….

I’ve always wondered this too. Like who’s gonna pay $140 for AKV? If money’s no object you’d think they’d buy direct. I also don’t get people on here renting their points for $25-26 a point, when people can rent from a middleman company for the same or less money with a lot less risk.

Some people might just be delusional.
But
I guess it's more often as case of: I might sell for X, otherwise I'll just keep it. And you never know, the market might change and a contract currently priced too high might become interesting. Given that there is no cost in listing it, why not try?

DISBoarders need a secret handshake. The average owner doesn't want to hear me brag about my deals around the hot tub so I usually just don't bring it up.

I haven’t sold any contracts, but if I were to sell (and didn’t have any reason I needed to sell quickly), you better believe I’d be listing as high as I thought I could, probably through the site sponsor. And, I’d probably try to load the contract up or bank as much as I could from one year into the next. Then, I would just sit until the right sucker came along. Would probably try to time it such that, if it didn’t sell in a reasonable amount of time, I could pull the listing, rent some 7-11 month bookings, and try again after that.

Perhaps the owner is under some obligation to list it for sale, but doesn't really want to sell. Perhaps a couple (or ex-couple) is fighting about it.

"Hey, I told you I would list it and I listed it."

Unsaid: "You didn't tell me that I had to use a listing price which would make it likely to sell quickly. If you aren't smart enough to figure out what these contracts are going for, that's not my problem."

I'm reasonably convinced that they either owe more than the current value and have to list higher to pay off their loans, or they don't want to sell, but need to for a divorce, etc.

So, first of all, we need to bring this lime green thing back!

Second of all, I currently have a contract listed. For the right price, I would sell it. I'm not eager to sell it, but also am willing to sell it. It is currently listed, and I realize the odds of it selling at the current price are low, but that's okay. If I found that it turned into a I need to sell situation, I would call the broker and reprice the contract accordingly.

"Lime Green Mickey Heads." There was a paint company which had a line of paint affiliated with Disney. The paint chip samples were in the shape of Mickey's head. You could go to a store which sold this line of paint and take home a paint chip. Then you attached the paint chip to your park bag when you went to Disney World. It let Disboards people find each other.

Thread 'Home Depot's Lime Green Mickey Paint Chips'

Are these hard to find everywhere??? OK Central California Disser- fess up!!!! I went to the Home Depot in town and almost all of the lime green Mickey paint chips were gone. I was kind of surprised. I have 4 heads to decorate with for Christmas. I don't know if they'll get anymore in before we leave for WDW. Now I will have to sparingly use them! Anyone else having problems finding them???
PS I wonder if Home Depot wonders why lime green Mickeys are so popular??
