What is the deal with way above market resale listings

I’ve been watching resale listings closely for several months, and I continue to be baffled by the large number of resale contracts listed way above market average. I understand the idea of listing a little high and giving yourself room to negotiate but what is even the point of listing say a SSR contract for $135 per point on 175 points? Can anyone who has sold contracts offer some insight on this phenomenon?
 
We just sold a contract that had been listed for months. We debated keeping it or selling it. Definitely didn’t need to sell it but decided to list it at the average sale price because we didn’t really need the points.

It took a long time for it to sell it. We almost pulled it off the market a few times. We had a couple of very low offers. We had a good one we accepted but buyer pulled out later.

I guess it didn’t matter to us if we sold it or not. We would have been okay keeping it too. I was a little disappointed when we sold it. I thought I would get to keep it.
 
Because it only takes one buyer who thinks it’s perfect and isn’t that concerned about the pricing.

Not all resale buyers do the level of research those here on the DIS do..and the numbers here do not typically represent average but rather the lower end of the deals out there

I sold a BLT in 2021 for $189 when prices were running in the $160s….
 

I’ve always wondered this too. Like who’s gonna pay $140 for AKV? If money’s no object you’d think they’d buy direct. I also don’t get people on here renting their points for $25-26 a point, when people can rent from a middleman company for the same or less money with a lot less risk.
 
Some people might just be delusional.
But
I guess it's more often as case of: I might sell for X, otherwise I'll just keep it. And you never know, the market might change and a contract currently priced too high might become interesting. Given that there is no cost in listing it, why not try?
 
Avg DISBoarder: “I need to get a steal of a deal so that I can post it on the boards and beat everyone else’s price! I’m going to try to squeeze them on price, closing costs, and dues!”

Avg Buyer: “I want to find a contract that meets my needs and is a fair price.”
 
anyone on here purchase a resale Boulder ridge lately? what was your final per point cost? would love to add on 125-150 points here.
