What is the benefit from buying DVC from Disney?

Well-- with Disney you just do it. Like that. In the system within like 5 minutes. Also, securing financing through Disney a within seconds thing to.
Broker--First you make an offer...there may be some "haggling" etc. Then you wait through right of first refusal. If the price per point is too low then Dis will buy it out from under you. After that you go through the closing process and after that it can take weeks to get into Disney's system. You also get none of the current Disney incentives if you buy through a broker. Needless to say--you can save a ton and get small contracts through a broker! Some say its taken a week some say its taken months to go through the process. Its really just up in the air! We ended up buying from a broker. We had our hearts set on BWV. We did not want to buy anywhere else. The deals for AKV at the time we bought did not appeal to us as we do not want to stay there. We were also able to afford the resale more than directly through Disney (Disney offered BWV to us for $104/pt., min. 160 points). We ended up with a 150-point BWV contract for $81 per point. Significant difference!

We did not have any problem waiting to get what we wanted. We just went to WDW in July and are not planning to go back until summer 2010. That's why we got DVC, so we can go every other summer for nice long trips and afford large accommodations and walk to 2 theme parks! So we were willing to wait a while if necessary. Something came through very quickly for us. We originally requested a March Use Year but then we realized April would also be fine for our travel patterns. I called **** and told him April is fine also, and got a call back literally within minutes from him that something was available! And that was it...we told him what we wanted, he found it and advised us on our offer, we made the offer, owner accepted, Disney passed it, and then it took about 3 weeks or so from that point to close.

Like I said, we had time. Some people buy with the intention of using the membership right away or within a few months and so they do not risk resale. Some people also want the latest resort and can get incentives through Disney whereas they can't with resale if it is even available.

For DH and I, there was no benefit by buying directly through Disney. Resale worked better for us and saved us around $4,000 than if we had gone directly through Disney.
 
Another issue is the number of points available with the contract. If you purchase from Disney, they will give you a full set of current-UY points with your contract. (This can vary for resorts still under construction but they often offer a full set of developer points in that case.) If you purchase on the resale market, you need to look very carefully at the details for the particular contract. It might be "stripped" (no banked pts, no current UY pts, no pts in the next UY that can be borrowed) or it might be "loaded" (all of last UY's points banked, all current UY pts available, all of the next UY's points available) or anywhere in between.

There are some great deals on the resale market right now. If you can afford to wait two months to get through the process you can buy in for a lot less than going through Disney.

say you wanted a 125 points contract - well you might have to take a 100 or 150 contract - then maybe get 25 later.

with DVC you get to pick what you want (I have lots of 60 points contact - 12 points *5)
 
Sometimes when you buy a resale you can also luck out. We bought ours in 2004 OKW. We have 280 contract and paid $74 a point. Additionally we got all that use years points plus a year of banked points. We still haven't used even a third of the banked points, so every year we have a little cushion if we spend too many. We didn't have any problem at all. My family paid through Disney and got extra points for SSR, but they paid over a 100 a point. Basically, they just didn't want to deal with the hassle. I guess it is the difference between walking a store and picking exactly what you want when it is full price, rather then waiting, searching the sale and clearance racks and getting it for a bargain. To each their own. Happy looking.

FYI resale prices for BWV are averaging $80 a point. I just paid and passed ROFR for BWV at $75 a pt. for 210 pts. Over a 25% saving over buying direct from Disney.

Small add-ons. With Disney, the do not charge closing costs with add-ons. So, by the time you pay closing costs on resale (if you do), you can be better off going through Dis. You just have to run the numbers.

The other time is when Dis is offering a buy-in promotion that's almost as good as resale for a given resort. That actually happened when we were buying our first contract. Resale on SSR was going for $84 a point. Disney was offering a 15 year & Friends and Family promo, which took the price down to $86 per point. Because we were in no hurry, we ended up purchasing via resale (saved $2 per point, got the closing costs paid for by the sellers, and ended up getting more points than we would have through Dis because of loaded contracts). It saved us about $1,200 total (price difference per point, plus $350 in closing costs).

In the end, we've purchased 3 resale contracts via GMAC. I have been very pleased and have had good experiences (no delays on the part of the broker or the sellers). The SSR contracts weren't "that good" of a bargain, but my Vero points sure were! I know the MFs are high, but we wanted to own/stay there often. We got a 150 point loaded contract (150 banked points, all current UY points, and all points coming) for $60 per point. Seller paid closing costs, and for current UYs MFs. We saved over $6,000 by buying through resale.
 
Disney is also the only place you will get the newest resorts. You're not going to find BLT or GCV on the resale market for a few months....maybe longer.
