What happens in a resale after Disney passes on ROFR?

Now that we've been approved to proceed with our resale of BCV, what happens now? My guide isn't in till Monday and I'm so curious. How long should we expect for it to take for us to close? How long after we close will we be able to make ressies?

A lot of this depends on how quickly each of the agents involved in the transaction acts. For example, you can overnight the contracts (which are e-mailed to you, usually within about a week's time, if you used TSS) back to TCS. And they, in turn, can two-day them to the sellers for their signatures, etc. If everything goes smoothly, in this manner it can all be settled in as little as 3 or so weeks.

However, if your sellers are away on vacation (like ours were!), if things get held up by something or other along the way, it may take a bit longer for everything to proceed. It all just depends on the activity level of all the parties involved in the transaction.

Sorry I can't be any clearer or more reassuring! But, it *will* get done!!
 
Talk to your broker, your guide should not be involved. Once DVC has sent the Waiver, the closing company will do the deed and send all the documents to the buyer and seller. Once everything is done and back to them, they will copy and send to DVC and send the origianl for recording. Once the $100 transfer fee and copy of the deed are received by DVC, it takes about 3-5 working days for it to get in the system. YOU DO NOT HAVE TO WAIT FOR THE RECORDED DEED.
 
We got all of our stuff back in really quick, but our seller was slow in getting stuff notarized and back to the closing company (about 10 days). Once she got that back, we were in DVC's system within 3-5 working days. I was trying to get early Dec. res at BWV before the 7 mo. window, and it was getting REALLY close. I must've bugged DVC enough (I called everyday once I knew the contracts had gone to DVC legal), that they "handwalked" the contracts through, and called me the minute I was in the system. They were SOOO nice and understanding!!

Sounds like you're almost there. Now that Disney has waived ROFR on your contract, the closing company will begin the title search and request an estoppel from Disney. Once the title clears and all the necessary information back from Disney, the closing paperwork will be sent to you and the seller and only thing left at point are signatures and the settlement $$$.
Now the bad news .... it can and most cases does take another 3-4 weeks from now 'til closing. Waiting can be torturous so keep yourself busy by making your future vacation plans and reading anything Disney. :hyper:
