What costs do you typically incur when selling resale?

Really want to get some direct points and thinking of selling my current resale points to help bring down the total out of pocket. I currently have 110 points. Can anyone give me an idea of costs associated with selling? Commission rates, doc prep etc.? Trying to figure out how much I will really get if I decide to sell my current contract. Trying to convince the hubby that going direct isn't going to break the bank

Just sold a contract and we only had to pay commission (8-9%). We wouldn’t accept an offer where sellers paid closing costs or dues. The contract has full allotment of points so we didn’t pay for dues.
