What are developer points?

I have seen developer points mentioned in several different threads, but have not come across an explanation of what they are. My impression is that these are bonus points given as an incentive to purchasers who buy before construction is completed. Is this correct?

And are any resorts currently offering developer points?
 
You are correct. In the past, Disney has had sales incentives that included "developer points" which are usually good for 6 months to a year and often usable only at SSR even though you were buying AKV. I believe there are no developer points being offered at this time.
 
:) We received "incentive points" when we purchased 210 points at AKV in June. They gave us 210 points from 2008 "for free"...not really we had to pay MF on them for the 6 months left in the year. But it sweetened the deal for us since we already had a trip planned for October. I don't think these are the same as "developer points" though.

There are no MF on developer points aka "incentive points".

Given you received 2008 UY points for a purchase you made in June, you must have a Use Year of Aug, Sep, Oct or Dec and were in your 2008 UY at the time of purchase. Disney starts you out with a full set of current UY points if those points are available for the resort you purchased. So those were AKV points that you received, not developer/incentive points.

When you purchase a contract from Disney, you pay pro-rated dues the first year starting from the later of: your purchase date, the start of your initial Use Year and the occupancy date of the Unit you purchased. In your case, your purchase date in June was the "later of" those three dates so you were billed for approximately 6 months worth of dues for 2009. (They actually bill based on the number of days left in the calendar year.)
 

Developer points are the points that the developer has because they own some of the contracts (either has not been sold yet, bought by the developer via ROFR - Right of first refusal, forclosure, etc). Disney as the developer can rent the space represented by those points or give them away as a sales incentives.
