Wanted to see the trend of each DVC resort

Just curious and new to the boards . Is there a listing of original price per point when each of the resorts were first opened. I was wondering which resort held its value or increased over the years. I am currently at BC villas but adding on seems to be contagious by reading these threads . Looking where to buy next, any suggestions? Thanks in advance for any advice or info.

There is pricing information out there, but bear in mind that it doesn't take into account any promotions. Generally speaking all of the resorts increased in value over time. SSR has bucked that trend a bit...either because of the large quantity of points sold, the current economy or both.

Resorts like OKW and BWV increased for many years (they are 17 and 12 years old now), but have begun to recede.

BCV seems to be among the most popular, but it hasn't increased in value by all that much. IIRC, the ending sale price was around $85 per point and currently there are contracts listed in the high $80s.

The thing that is going to begin biting into the older resorts is the ending date. Resorts like BWV, BCV, VWL and some OKW (unless the owner purchased the extension) only have about 33 years of ownership left. It's only natural for their prices to decline simply because buyers don't get as much value from the contract as if purchased 10+ years ago. By comparison, DVC is selling AKV points with 48-49 years left. Resorts like the Grand Californian and Contemporary will have 50 year terms. Many people have no problem paying more when you get 30-40% more value from the contract.

Even those who may not imagine keeping the contract for the full term would be wise to consider the newer resorts. Let's say I only envision being a DVC owner for 20 years. Which will be worth more if I decide to sell in 2028:

BCV with 13 years remaining
AKV with 28 years remaining

Of course, that's all just economics. The 11-month booking window will make-or-break a trip for some. So the question you need to ask yourself is whether you are more interested in (potentially) paying a premium price for the resort YOU most want to stay at, or if you want to base your decision on economics--most of which is total guesswork.

As Tim mentioned, it does not include full stats for incentives offered along with the pricing. His analysis does provide some great consideration for the future for pricing at current sold-out resorts expiring in 2042.

This report does provide a chronology for the base pricing over the years. For instance, the original pricing into 1995 included free park passes while staying at OKW - and even early VB buyers got that incentive. Later buyers have usually had some sort of price incentive although there have been years where no incentives were available. :

February 1, 2007 -- AKV sales begin for existing members. $101 ($8 incentive discount also available)
March, 2007 -- $104 per point. (160 point minimum) ($8 incentive discount available)
July 1, 2007 -- AKV opens as part of main AKL resort - Jambo House. (Original opening - was moved up to July from September)
Summer, 2007 -- GCV Announced (opening in 2009)
Fall, 2007 -- Ko'Olina, Hawaii DVC resort announced (opening in 2011)
May, 2009 -- AKV - Kidani Village - opening.
