Want to rent DVC for first time

Hi, all! I'm looking for any advice on renting dvc points. In pricing out our next trip, I did a little searching and found we could stay at AKL for the same as Pop. What's a good price per point? And how does it actually work? And are there specific rooms just for DVC? What are the room options? I know about dvc store and David's. I'm just brand new to this and feel over my head. Thanks!

Renting can be a great way to get to stay at some very nice resorts. One thing I would caution is to not use the Value category of rooms at AKV when doing your pricing (use Standard instead). Value are extremely hard for owners to get at 11 months and nearly impossible if renting. Studios will have 1 real bed and a pull out couch so that will be different than the normal hotel rooms. You also do not get daily housekeeping. For a first time renter I would probably recommend going through a broker like you mentioned as they can walk you through the entire process.
 
A few main comments
  • You need to book DVC generally 7-11 months in advance, closer to 11 months if you want a studio or 2 bed from September to end of January
  • DVC rentals offer no cancellation or modifications
  • Don't expect to get Value or Club rooms at AKV
  • DVC is separate rooms from the hotel's rooms at mixed use properties. Though DVC rooms are offered as cash options through Disney's website
  • I would expect a per point price from 15-18 for AKV depending if you go private or through a broker
  • AKV exists of rooms at Jambo (mostly the 5th floor) and Kidani (all DVC). So be aware of the difference between the buildings (Jambo being the hotel too)
There is the DVC Rent/Trade Board here so I would look there and read the stickies on the top on measures you can take to protect yourself in a private transaction. Though I recommend working with a broker (there are 2 large ones) for your first rental.
 
I am far from an expert. We rented for the first time this year. We went through David’s. I filled out the request in December for a September trip. I should have done it soon but lesson learned. We were on the waitlist for a month which for my planning brain was a little bothersome. We got the notice in mid-January that our reservation at the Poly had been secured. We paid $19 a point due to it being before the 7 month window. I believe they call it a home resort premium.

the biggest difference for us then paying through Disney is a) paying the total cost upfront b) no ability to change dates or cancel. So basically make sure your dates are set.

I’m really happy with the cost. We were planning on staying at POFQ with free dining and the studio at Poly once tickets and food costs are added in is only about $300 more. To me that’s a small difference.

I would suggest emailing or chatting with David’s. They were extremely helpful in answering all my questions.
 

Agree - if you just priced via AKV Value, you aren't getting it. And if you're well within the 11 month window, depending on your dates, you may struggle with availability for other categories as well. Fall is DVC's highest demand period, and early December is insane.
 
Hi, all. Thanks for the replies. Why is it that I cant book longer than 11 months out? Our trips would either be one year from now or 22 months out. So, I thought it would be easier to snag a good room farther in advance.
 
DVC owners can’t book more than 11 months out. A rental agency may take your information before that but a resie can’t be made.

Owners have contracts with home resorts. An owner can book at their home resort at 11 months out, and at other resorts at 7 months out.
