Want to buy CVV - but have some questions. Thank you in advance.

I never know that it is so flexible and the 10% can be even refunded if cancelling. How does guarantee week work exactly? How much we need to pay to ge the feature? Thanks a lot,

You can contact a DVC guide to confirm, but basically to calculate the cost of a guaranteed week, take the amount of points for a week during the season you want it (in this case, Thanksgiving week/Magic Season) and add 10% points. Multiply that number by $182 (current direct selling price per point) and that's the price plus closing fees (probably somewhere between $225-300).

It looks like Thanksgiving week is 127 points for a week stay in a studio, so probably a buy-in of 140 points making it about $25,480 plus closing fees.

As others have said, you'll get that week automatically booked each year and have a deadline to cancel it and have the points put back in your account to use for other bookings.

If you like the resort, why not buy BRV resale and get enough points for a 1 bedroom. It's a shorter contract life, but might work for your budget.

BRV is around $110 per point in the resale market but only has 25 year left; CCV is at $182 now with 50 year left. From $ per point per year perspective, I don't think buying BRV resale makes financial sense. Not to mention other factors like ROFR, time to close, etc.

Thanks. This is a good plan. I will probably buy either 75 points for the extra benefits and go every other year, or buy 150 points since this will trigger the $1000 developer credits.

If you get the 150, I'd recommend 2 contracts of 75 points (or 3 x 50 points is another option). It will cost a little more in closing costs (perhaps an extra $100), but you now have flexibility in case you want to sell one (because you cannot sell partial contracts) and it will be easier to leave them to your children. You should still be eligible for the developer credit too (confirm this with your guide).

Newbie here but I thought any fixed week contract was excluded from current CCV purchase credits.
I think you're right, yeah.

The trade off is "be sure you get a studio in weeks 47-50 for the next 50 years" vs. "save $1000."
 
I think you need 140 pts to buy a guaranteed Thanksgiving week. But my understanding is it won't qualify for developer credits and you can't split the contract (needs to be one deed).
 
Here is a link to CCV fixed week info on DVCNews. For 2018 week 46 includes Thanksgiving and is a contract of 128 points. DVC fixed weeks are Sunday to Sunday stays (with the exception of the race week fixed weeks but that's a little different product and not applicable to Thanksgiving).

As mentioned the fixed week purchase cannot be split into smaller contracts and it does not qualify for incentives. Part of the trade offs for having that time booked for you year after year. I'm also not positive if week 46 will always include Thanksgiving. You'd want to check out years in advance and see how many it covers. So you lose discounts for that fixed week and buy an average of 10% more points. Not bad if you definitely want to go at that time but there is a little extra cost. Because you can cancel and get all the points deposited to your account it does allow for quite a bit of flexibility too and you're not tied to that particular week unless you want to be.

Thanks for the link. I do think that it is worth it to buy the fixed week since it is flexible and since it is under 150 points anyway, which will not trigger any developer credits.

My guide said so too. But I don't understand why October will be the best to pick.

Let's use a hypothetical November 2018 vacation as an example.

Think of it as free insurance if you have to cancel your November 2018 trip. You would have until 5/31/19 to bank the points and 9/30/19 to use them (if you didn't bank them).
