Villa/condo rental help, please! Where to start?! VRBO?

This is our first Disney trip -- we would like to stay off site at a gated community that has lots for our 6yo & 3yo when we are not at the attractions. We are planning to stay for around 7-10 days.

Needs are:
3 bedrooms
Full kitchen, living amenities etc
A/C!

Wants are:
A fun kid pool area, with more then just a kiddie pool, iykwim! slides/splash pad or whatnot
Newer accomodations or atleast nicely updated

I have started looking at VRBO and am so overwhelmed. Where to start? I can't figure out how to search other then wading through all the listings.

I *think* Windsor Hills or Orange Lake have the best kid stuff??? But

Sooo hoping you dis experts can lead me to the bestest accomodations for our big trip

Try Regal Palms and Reunion Resort for a mini water parks.

There's also Liki Tiki Village that has a water park area, the higher numbered buildings are the newer ones (building 1200 ...)

Windsor Hills has a water slide but your kids have to be 48 inches tall to use it and they are strict.

When you bring up the vrbo site you can sort by neighbourhood, just under where it says Kissimmee Vacation Rentals.
Yes, Reunion does look great. It is a big resort which includes 3 or 4 golf courses. I found a map of the whole resort on this site:

The homes and condos are spread out in different sections so you may be close or not to the waterpark. You'll have to ask the owner.
