VGC for $330 pp!!

yes but all three contracts for that price are between 25-50 points which small contracts are always at a premium. But yes even for normal-sized non-loaded contracts it’s still high 200’s / low 300’s listing price which is cray.
 
It's times like these that I always think that paying rack rate with the better cancellation policy is better.
I would like to see the math on this but I think you’re right. Though, rack rates at Grand Cal is something else
 

Makes me grateful for the small point contracts I got for $195/point last year. And sometimes makes me tempted to sell. Maybe when it gets to $390/point! ;-)

at $330 per point + $697 closing costs = about $16.53 per point for the life of the contract (not accounting for increasing maintenance dues)
1 night in a studio in Dec, 20 points =$330.60 per night
1 night in hotel room in Dec, rack rate =$713+ tax + parking +$869.21 per night

Even at $330 per point, the math makes sense over rack rates

sure, but considering that they are small point contracts, and not sure how much Grand Cal owners are willing to negotiate down in the current market. I certainly would not budge much with my VGC contracts.

Much cheaper. The rack rate pulled from their site is a Sunday night in Dec, equivalent to the 20 point cost on DVC side. If I use Dec 23 in your example, 37 points for studio is $611 versus Disney rack rate $977 + tax + parking =$1,178.09 😳

I guess all this math is mentally preparing me to fork over the big bucks for Disneyland Tower when they start selling and not think twice about it 😉

I think we use the term "rack rate" too liberally and loosely to heavily justify our DVC forays. I mean, who actually pays "rack rate" really? Don't most people who stay at Disney resorts with cash pay some kind of discounted rate whether through Costco, under cover tourist, DVC rental, or some kind of disney promotion? But you certainly ain't lying about DLT. That place is gonna be expensive, both in pp and points chart, and the dues too. My guess is $275pp with $8.75pp dues by the time they start selling in 2023-2024. I'm girding my loins...
 
I don’t think VGC at $300 is overvalued at all, I actually think it was vastly undervalued for years.

Wish I had bought more points, and we just paid rack rate for 4 nights as our next DVC trip is about a year from now…couldn’t wait.

I will say we really enjoyed the Club Level and wish DVC had that option at VGC, it was definitely a step above.

While that is true and rack rates will certainly continue to go up, I wonder where the breakeven point is and how many people will actually keep/use their contract beyond that. For me, with all the variables in life, I need a breakeven point within a few years.
 
These are somewhat interesting to me just because the initial outlay of cash is easier to swallow, but I can’t decide if even 50 points is enough to be useful there. I think the cheapest room is 17 points per night - so you’re maxed out at 2 nights a year without banking/borrowing/OTU points. Probably more attractive to current owners looking to add on.
 
I felt tempted to buy a small VGC contract but for our family (2 adults, 2 teens who need separate sleeping surfaces), it looks like the studios are out. So our choice is between cash booking a hotel room that sleeps 5 with the daybed, or a DVC 1-bedroom. This changes the calculations. Looks like a discounted hotel room is the winner for me, in terms of flexibility. We live on the East Coast, love Disneyland, but probably more inclined to spend 5 nights every 5 years than 2 nights every 2 years. (Although in 5 years, the teens will be off living their own lives, and the two of us would probably be happy in a studio!)

three nights there is plenty for disneyland, so 50 points is actually a pretty good amount if you're doing a studio. could easily just bank/borrow the extra point each year.

It really depends on when you go. I have 50 points (poly) and I booked 2 nights at VGC and had to borrow a couple points from next year. To me, 50 points doesn't go far, but if you can travel Sun-Thurs at non holiday periods, you can get something. It's just hard to figure how many years you are doing that before you break even and start getting ahead of rack rates. There's times where the studio is 37 points/night.
