Value of 100 Point Grand Californian VS 200 Point Contract?

Do you think that the value of a 100 point Grand Californian contract is worth a meaningful amount more on the resale market?

I know that smaller contracts go for more, but I am unsure as to whether there is much difference in the value of a 100 point VS 200 point contract for the Grand Californian.

Thanks for any input!

My view is you generally go for the middle size in the range that makes sense. A smaller contract will be a fair amount more per point, maybe $10 a point difference or greater. One often ends up needing more than they think if they're trying to minimize current buy in but less than they think if they're trying to plan long term. While I wouldn't buy dramatically more than needed, I'd generally get up to the size of a full sized contract (150 or above) if feasible and for this resort and likely take any size contract in the general range that made sense. Even if it's not large enough to serve all needs one can always buy somewhere else, such as SSR, to get additional points. For example, if one calculated 100 as ideal, a 150 pt contract is likely to be the better long term choice. On the other end, I'd likely under buy if looking at 200 or more. Of course personal choice and situation are going to play a major role here so one has to gather the info and make the best decision in their situation. In addition, a high demand or high cost resort may suggest a slightly larger contract as well because it often takes more points to stay there. In general, it only makes sense to buy a high cost resort to stay there a significant part of the time though I think VGC is a bit of an anomaly compared to the high cost WDW resorts because there are no other options there. Taking on to your other thread, worrying about stripped vs loaded may mean you'll never find the perfect contract here due to the relatively few contracts. The advantage to the thinking and information gathering is one will be better able to make a decision when a reasonable contact comes along since waiting at all may mean missing a good contract.

Thanks Dean. We definitely want to buy at GVC as we've been going there annually and paying rack rates and will keep going at least once per year.

We've been looking for a 160-220 point contract and have found two nice 100 point contracts from the same seller (lower closing costs) with the UY that works great, and the contracts have all 2015 and 2016 points coming with some banked points, and we don't have to pay any of the MF on the 2015 points.

This fits what we've been looking for quite well, and I figure we are paying about 8-13 more per point with the contracts being two 100 point contracts instead of one 200 point contract.

I actually kind of like the flexibility of two contracts eventhough we have no plans to ever sell one. What do you think Dean, pull the trigger knowing we're paying a bit more per point, or wait for one 200 or so point contract at a bit of a lower per point cost?

Keep in mind the 8-13 point difference doesn't have a meaningful monetary impact, but I don't want to needlessly spend more. I also think if desired at a later date we could sell the two 100 point contracts for more money and quicker than one 200 point contract, again not the plan but still a reasonable conclusion?

Thanks!

If they are 2 contracts on one deed you may be abler to buy it much as if it were simply one larger contract. VGC is a special situaion in that the price difference retail vs resale isn't all that large but it's difficult to get retail. There just aren't a lot of contracts. That comes back to what I was saying about learning enough so when something came along that was a good to very good fit, one was ready to proceed and feel comfortable in that decision. Let us know what happens.

We are signing papers this morning for two 100 point contracts for VGC!

It's the amount of points we want, where we want, UY fits perfect, and we get all 2015 points (no MF's) along with some banked points.

Thanks for all the great input in this thread and others, I tend to overthink things a bit but it generally works well for me. Thanks again, excited to join you all in DVC!

Hooray! I saw those 2 pop up and immediately thought of you but they disappeared so quickly! I'm so glad you were able to snag them! Best of luck with the rest of the purchase process! Be patient, it's long but worth it!
