Vacation Homes-anyone been to these?

Anyone have any experiences renting from either of these properties? I am really interested in this one:

But I am being quoted a tremedously good rate for this one:

The problem with the second house is that the owner is being super-accomodating...called and emailed me numerous times, met my low quote without hesitation, wants me to book asap. It makes me worry that they are not getting renters for whatever reason.

I would appreciate any input you could give me. Also, if you know of any homes that are within the $800 total range(including pool heat, cleaning,etc) for the March time period, I would love to hear about it!

From looking at tax records and zillow listings for the second home (Indian Creek): the owner has two homes in Indian Creek: this one he's owned since 2005 and the other since 2008, neither is listed as being for sale or in foreclosure (on the sites I looked at), taxes have been paid, everything looks to be in order. No foreclosure listings from the court clerk's office.

The first home is closer to the Kissimmee atractions but if your plan is WDW this location will take you 30 to 45 minutes because of the high trafic on Hwy 192.

The second home is about 5 minutes from WDW. Nice area I have stayed there before.

As for the price difference the first home has a management charge while the second is rented direct from owner.

Just curious as to why you think the first one has a management charge. Vacationrentals is the same as vrbo and homeaway, just a venue for owners to advertise.
Hamilton Reserve is just down Poinciana a bit. Granted it's further away than Indian Creek but you can go up Poinciana and catch Osceola Parkway right into Disney and be on property in 15ish minutes.
Both homes check out ok, just a matter of preference.
We like the Formosa Gardens area (where Indian Creek is) better, doesn't seem to be as much traffic congestion.

On this map Indian Creek is #11 and I moved the marker to point at that house. Hamilton Reserve is # 170 and that marker is also pointing at that house.

Thanks for the feedback. I do not know if the first house has a management company or fee associated with it...I do know that I was not emailed back by the owner listed.

The second property, I have been dealing directly with the owner. Since I posted my question however, the second owner has entered reviews...should that concern me? They are all posted by her, so they could be bogus.
